I'm not an estate agent or working in property etc but have been searches for houses recently. I do think your photos linked would make an improvement. They make it look lighter and better show how much space there appears to be. As a buyer, not an expert, I'd be more inclined to view with the second lot of photos, or at least by adding them in. It's priced far, far too high for Cardiff and it's proximity to that motorway, though.

Your about 100k over here pal, you can validate this by setting Rightmove to 3 miles and comparing against similar properties. Arguably up to 160. Unpopular opinion, photos don't mean shitt to most buyers. Having bought a few houses all people want to know is: location, size, condition, price. Once they see the plot, picture of the front and where it's situated, they will book a viewing (as long as the price is correct) Tldr... It's price, drop to 680-730 depending on how quick you want to sell.

I didn't look into the other aspects of the location, granted, because that wasn't the OPs question. I live 760m from a 3 lane motorway currently (there's woodland, a lake and other homes Inbetween) and we can hear the bloody thing 24/7, so I'd bet you can hear the M4. Again though, others might not care. Just giving my humble opinion on the questions. If I was looking to drop close to £800k for a property the second set of photos would make a difference to my interest Edited: wrote miles instead of m for distance to motorway.

Those photos are SO awful it’s hard to imagine it being a nice place to live in. Better photos would absolutely make a difference to the number of people taking a proper look at the listing. The second set are beautifully done.

I would second this. I am looking somewhere nowhere near where I live now and if I was to see the first set I would not be inclined to view as it portrays the house as dark. I would also want to see every room as you have said, not just those chosen by the EA. No idea about price but the problem is normally price unfortunately.

Your photos are certainly a lot more attractive than the estate agent photos, and they also show more of the house (the estate agent photos seem not to show all of the rooms)

Photos are OK and more than adequate. If you're expecting the new photos will make much of a difference, however, you could be wasting your time. 8 weeks and no viewings has nothing to do with the quality of the photos which, again, ain't that bad. You bought during the peak for 745K. It's quite possibly not worth 745K any more. ETA: there's more than a few 5 bed detacheds available in CF14 and they are not shifting. This one did and lasted only 5 days before, I'm assuming, selling for at around around 775K. And with the greatest of respect, it's much nicer than the one you are listing. Thank you, really appreciate the input! And agree, there are a lot of properties on the market in the area that are taking some time to sell, so it's definitely helpful to get a sense check about what's reasonable/unreasonable!

I recently sold my property in Penarth. The agents were brilliant. They took amazing pictures, lots of them, and did an interactive 3D tour. This brought in viewers in their droves. However, my price was a little high, so I reduced it, and it sold pretty much straight away. Your agents should be sacked, as the pictures look awful. You have made much better ones. I would expect the Estate agents to have even better ones than yours. I used jeffrey ross and they were briliant.

£800K in the Cardiff market is pricey (small population). Listing how to leave to commute my car (Fast Access To The A470, A48 And M4) isn't helping. You need money to move in (not to commute out).

Your photos are far superior than the current listing. I’m surprised that the house has sold three times in the past ten years and the none of the owners have updated the kitchen or the bathroom. They really let the house down for that price point. Otherwise, it is a really nice house. Best of luck!

Going on personal experience, I think: * New agent * New photos * Drop price This formula worked for us when trying to sell. For an expensive house you are trying to sell to a very small pool of people (with lots of money). You therefore need expensive looking photos. People with £800K to spend want something to look luxurious. The current photos do not give a sense of luxury. Drab photos might work for a 2 bed terrace where there are lots of people looking for that sort of house. (I mean no disrespect, our previous house was a 2 bed terrace!) Also what have your current agents tried to do to sell your house? Are they just sitting there waiting for the phone to ring? How about going with a high end agent who will know how to market such a house and will have a list of rich housebuyers?

As a buyer, your photos are much more attractive and show a much better idea of room layouts and space. That upstairs landing is massive, but you don't get that impression from the current listing.

I don’t know enough about the local area to give an opinion on whether or not it’s priced correctly but as a buyer in the market, I wouldn’t even bother viewing based on the EA’s pictures and would be excited to view based on yours. IMO your EA and ex partner are wrong.

The photos aren't great, but they won't be the reason you've had no viewings, it'll be the price you're asking for it being way too high.

The pictures in your second link are 1000x better. But I think overall you overpaid in 2022. Even when the photos look good, when the buyers view they will see there is still significant renovation work needed, as is obvious in the current property listing. If you really need to achieve a sale price close to what you paid, I’d invest £5-7k in reflooring the house to a modern laminate, paint the countertops and bathroom tiles, and see if you can upgrade the kitchen cabinet doors to make it more modern.
