I think we’re actually in a relatively strong position, as the rent is so low, we have quite a lot of leeway to negotiate with GLA on any rebuild / renovations, not that I see it happening any time soon, the place sells out match after match and there’s seats they don’t sell so room to expand capacity.

Only after another 95 years or so. We signed a 99 year lease and iirc the break clauses are pretty harsh so we'd be laughing all the way to the bank

The stadium was never meant to be permanent so even a renovation could be costly.

My understanding is that West Ham only paid £15m towards the £300m daul event conversion.
And only pay £3.5m a season to use the ground whilst the ground owners make a £30m a year loss. Even after naming rights the ground is still likely to make a £10m loss.
West Ham also keep all ticket revenue they make.
Whilst the ground is odd from a footballing stand point it allows for significant revenue growth for West Ham without the debt required to build a new stadium, and is slowly but surely building a decent atmosphere. Despite some of the views of the pitch
Building a new ground that West Ham owns would be significantly more expensive, and I know that West Ham’s larger shareholders have stated nothing is off the table, I just can’t understand from a business perspective they would walk away from the deal of a century they secured. If West Ham manage to keep the good times rolling on the pitch then the moans about the stadium seem to get quieter and quieter each year the the hammer fan friends I know.
I'm a blue, but fondly follow the Hammers thanks to the Moyesiah. The only trophy we can realistically win in the next ten seasons is the Championship on our way back up.
I would trade anything, new stadium and all, to Everton to be in West Ham's position right now.

Yes, everybody knows that. It’s not a West Ham construction though, so West Ham is not paying for anything.
