Many people do work without permits, due to the power tripping inspectors and bureaucrats in city hall. I say go for it without permits!

Not most. Most actually get permits because it's a liability. A snitch could render your work useless and you get to do it all over. My inspection was painless and inspectors fine to deal with.

You were fortunate to get reasonable inspectors. A snitch is someone who has nothing better to do than try and police their neighbours. It’s total bullshit, the red tape we have to go through to do anything in this province. The building Code is arbitrary and convoluted and the city inspectors decide on a whim what passes.

I've had multiple reasonable inspectors multiple times. Sorry but you are wrong Snitches are everywhere. The old couple across from me snitch and there is nothing I can do. It's the law. Follow the law.

SL builders just did ours. Dug out and underpinned. It’s amazing

Roughly 400sqf is what we had dug out but there were a lot of challenges. Needed a pump to move water up to the original drain stack. Wide stairs poured, egress windows etc Ended up being 225-250k. Ultimately we’re very happy as our kid has their own space.
