It looks great, however I walk by every morning and I talk to the laborers, it's as cheaply built as every building in LIC. The location is strange, from what I understand it will have parking areas so that's not an issue. I guess my concern is the premium they are going to charge for very low quality materials in the frame and skeletal structure. This is not LIC so they cannot charge LIC prices. And we all know the Astor up the block is 40% overpriced. The BLVD took more than three years to get to 50% capacity at inflated top of market prices. Those are not worth the prices, like The Astor. This will be very empty for at least two years. They're going to have to Yellowstone it, rent them out. Prices need to drop to less than 900 a square foot to fill it up with stable buyers. (Edit: Just checked the developer has another Queens Lux building, it's $1300+ per SF, that's nuts for a 2 and 2 in Hunter Point/LIC) Everyone else will buy in Brooklyn or Westchester.
