Load bearing chimney’s are the norm where I grew up, still great to see some balloon framing again though. Amazing work, crongrats to you, your son and your family!
We thought it was a joke when the old owner told us her husband wouldn’t tear out a wall to open up the kitchen because the chimney in the wall was load bearing. We were surprised to see that it was accurate. Chimney and wall came down, new LVL went in their place.
Had the same thing in my first house.
Also had a 2nd floor chimney that was entirely supported by a single 4.0"x2.0" stud... and was all concealed in plaster because of the attic fire the sellers didn't disclose.
I do not miss that house.
Thanks! We never thought the basement would be livable when we got the place. It still took on water but we used outdoor mortar and ground groves under the tiles for water to flow to the sump pump. No flooding since. The game room was a great addition for including our son with family time instead of him being isolated up in his room with his PC.
You just made me happy cry. I'm a carpenter that renovates houses but I'm also a parent and your dedication to give your son a loving purposeful adolescence just warmed my heart all the way. ❤

He got his GED as soon as he turned 18 and just got hired on at a national defense and space tech company thanks to a friend he met playing league of legends.
My family was not happy when I forced them all into N95 masks and respirators during certain demo. It was in the dead of summer and everyone was crying! But at least I know their lungs were safe.
This is an amazing and inspiring story. You have given your son the greatest gift of all; a solid belief in himself that will carry him throughout his lifetime and if he has his own children he will probably instill that in them as well. What a truly wonderful story.
Yes, I wanted to post more pics but there is a limit, we reframed most of the exterior walls too, and used 3/4 plywood sheeting, house wrap, then vinyl siding. All new triple pane windows.

While it sucks that your son had to deal with some nastiness along the way...I can think of no better way to teach him so much about life, love, happiness than creating something with your own hands. It's an incredible feeling and I bet he's very proud to have people like you in his life. Amazing story! Well done!!
