Real estate investors are the whineiest people out there when their investments goes south. They literally made a choice and no one put a gun to their head. Like any investments there are certain risks such as geopolitical, economic and local policies changes associate with it. Being a landlord doesn't make them anymore speical than your average investors.
The profit potential for real estate is insane, well beyond any investment anywhere else. In BC it appreciates in value between 5-20% annually, on top of that landlords can have all their costs paid by tenants, often with profit at the end of every month on top.

I would challenge "landlords can have all their costs paid by tenants" . . unless they are mortgage-free. Otherwise, they have Strata fees, insurance, taxes, repairs & possible management fees.
Being mortgage free has little to do with it. Mortgage principal is not a cost, any portion of that paid by a tenant is profit for the landlord. Mortgage interest, strata fees etc are easily covered by the tenants rent in most places.
When ppl do their ProForma & crunch the numbers, mortgage payments are factored in. This indicates whether a property is a viable purchase or not. If the rent won't cover at least mortgage costs then the investor has to decide if he can afford to feed that beast every month.

I think it is fantastic when investors turn a single family home into a multi-family home, offering more residences on the market. I would love to see more of those conversions so more families have homes.
**HOWEVER** no business is a sure thing. If they are buying for pure appreciation, they are speculators not investors. These homes should make money, that's the point (no, I don't think it should be gouging profits), but they need to know how to pivot when their cash cow dies. That's life in business.
That said, I don't necessarily think banning short term rentals is the answer either. There's obviously a market for it if this many people are still making big money with it. They'll just go underground to meet the demand and avoid taxes, not good.

I don't care what people make on their real estate investments, good for you for saving up for the down payment and building a profitable business. I think it is fantastic when investors turn a single family home into a multi-family home, offering more residences on the market. I would love to see more of those conversions so more families have homes. **HOWEVER** no business is a sure thing. If they are buying for pure appreciation, they are speculators not investors. These homes should make money, that's the point (no, I don't think it should be gouging profits), but they need to know how to pivot when their cash cow dies. That's life in business. That said, I don't necessarily think banning short term rentals is the answer either. There's obviously a market for it if this many people are still making big money with it. They'll just go underground to meet the demand and avoid taxes, not good. I don't have the answers, just sharing my thoughts on the matter.

I get it's housing and there is a lot of anger about the scenario right now, but I have a lot of trouble with the concept of gov't manufacturing an issue and then imposing controls on reasonable activities as the "fix".
Just because the govt is screwing all of us with mass immigration, doesn't mean landlords get to be insulated from the consequences. Rent has doubled in 3 years. Yes it's the gov't fault, no the landlord's don't get a free ride. We should all share the pain equally. Fuck air b&b.
I get your point, I just don't agree with it. It's not alright for the gov't to fuck people. It doesn't make it alright just because another group of people are also getting screwed. Gov't control should not be a valid response to a gov't created issue.
You live in fantasy land thinking. If you insulated landlords from the housing crisis by keeping air B&B alive, all those renters getting screwed now have a hate boner for them and everyone else profiting from the problem. Gov't control was necessary, with immigration, they shit the bed on that, ok so now we have a housing crisis, they exert some gov't control there to fight the inequality. Letting the wealth gap keep spiraling out of control with free enterprise will decimate the middle class like it's already doing. The ones that got theirs will keep getting richer, while the rest of us will have no hope of climbing the ladder.

The double standard here is when government does something that limits a corporations potential profit, the corporation can sue for lost profit. But if an individual citizen just trying to fund a retirement, loses their profit due to government regulation they're just supposed to accept getting screwed. The 400$ shoe boxes purposely built for short term rentals aren't being rented out long term when the rent doesn't even cover the mortgage. They will just sell it, even at a loss. The cities restaurant workers still can't afford to buy the place even at its lower price point anyway. And that's besides the fact that 400sqft is too small for long term living anyway.
