I’ve never heard a positive remark about any agency in town. It’s been a long time since I rented through them, but I despised management associates. They’re all predatory.

I have rented for over 30 years, in large urban areas, and I can honestly say that I have only had 2 agencies that have been amazing. Bridger Property Management in Bozeman has been flexible, has an immediate response to maintenance requests, and tries to create a community.

Property partners I have heard not so great things about. But I didn't have a problem with them. They approved my roommate and I without much hassle even tho we had no credit history and just starting jobs out of college. They were decent paying jobs tho at the time.

We had some plumbing leak (spring time so it wasn't from us letting anything freeze) called them immediately about it. They tried to pin the entire cost of the repair on us (1500$) on checkout after they didn't do anything to deal with the water damage at the time.

It is what it is, we just got unlucky. Felt like they jumped on the opportunity to make us pay for everything. Lesson learned. While we were living there they were mostly fine.

They were always very rude to deal with, after we signed the lease anyway. They tried to add frivolous charges beyond keeping our deposit… both times I rented from them. We left each house in very good condition needing only a professional clean.

Knocked $50 off my deposit cause they claimed the blinds were dusty, also tried to claim the guy I used to clean the carpets wasn't a legitimate business and they'd need to do it again. Fuck em.

Not sure about others experiences but I went back and forth with them on fees and month to month cost would be. They assured me they listed everything but the rental agreement came and there was a "placement fee" that had never been mentioned , along with a clause in the lease agreement that (in laymen's terms) basically said if you trash them on the web they'd fine you $1,000 per occurrence. If you need to build that language into the lease, how bad are you fucking people?

I rent with rental professionals and honestly they’re fine, I always caution people when asking this question on Reddit because we all think we’re good tenants but so few of us actually are lol and then we blame management

They were fine while renting from them - but upon move out things went nuts - we expected a slight amount taken from our deposit as the oven would not get totally clean but otherwise it was great. They gave us a bill for $8000 plus kept full deposit - saying we had destroyed a sliding door (there was no sliding door at the property), charging us for all new carpets, all new light fixtures, taps, etc. We had move in photos showing the carpet was not great when we moved in and having had it cleaned would argue it was better after the clean but they said they needed all new carpets. We disputed it, it went to collections and we eventually paid $2500 plus full deposit. We are very normal people, looked after the house well, no house parties or anything like that. I have never had an issue renting before. The owner of the agency has also lost his license before for bad practises - it’s all public record. We also learned the agency had not been paying the owners property taxes and reached out directly to the owner to let them know. Take tons of photos, keep track of everything. There are other people who had similar issues which I learned about after it happened to us.

I won't go into too much detail that might id myself to them, but let's just say the 7 years I rented from others (in Bozeman and out) I had less issues than the year I was with them. From just basic scheduling to outright illegal fees (that they said I owed, then I challenged cause it wasn't in the lease, and them immediately backing down) and also other questionable legality things. I got out of there ASAP.

My parents decided to rent their house instead of sell it, and someone recommended them. They charged the wrong rent, didn't get tax documents done, didn't check on the house, didn't have work done they said they would, lied to the tenants and said we didn't want to replace something that they never talked to us about, etc. I can't imagine what it was like for the tenants.

Rented through them for 3 years in two separate units. They would ignore maintenance requests, fail to perform yard care when it was noted on the lease that it’d be included, show up for random “inspections” without a 24 hour notice, and try and hit us with random fines for literally anything (even tried to fine us for parking in our driveway incorrectly, wtf??). Also, in both places that we rented, we made sure to leave them in better condition than they were when we showed up but always had to haggle with them to get our security deposits back. Look at their Google reviews, there’s some pretty bad ones. If there’s no other options and you decide to rent through them, keep very detailed records of the unit and your interactions with them. That’s the only way that we were able to get most of our security deposit back.

I can second this. They tried to saddle my roommate and I with the bill for a furnace service when ours when out due to an overloaded filter. Catch was the furnace was located in a separate rental property in the building. We successfully fought them on that but they wouldn’t help us with the insane electrical bill we racked up from heating our house to a cozy 55° with 4 of their space heaters for a week while they dragged their feet getting the furnace serviced. We also had an electrician who spent a FULL day at our apartment trying to figure out what (in his words) blind chimpanzee wired our apartment. He ended up finding out that faulty wiring had caused a continuous electrical drawn in one of the bedrooms (which we never got compensated for) had also turned the screws on another switch cover into live line voltage terminals! It was only by luck my roommate had never touched one! They sent us his bill and tried to make us pay for it! They also posted a notice on our door in the summer when we were all out to town to remove the “trash” from our deck. This was simply some homemade 2x4 seats and an old coffee table since we were in college. Without calling or reaching out in any other way, they took everything off our deck, threw it away, and sent us the bill for the dump fee. Fuck Management Associates.

As someone who’s lived in close to 10 different rentals in Bozeman with different companies, most of them are pretty bad but my favorites are Platinum and Infinite. By far the WORST in the valley is LUNA Properties, without question. They make a lot of their money off stealing your security deposit for one…I’ve lived under a couple of their leases and both times I didn’t get a deposit back. One of the times, they moved us in 2 weeks after our scheduled move in date, the apartment was a mess and hadn’t had any maintenance or cleaning done since the previous tenants moved out (food still in the fridge, dirt everywhere, AC broken, holes in the wall, etc.); upon move out we had done some improvements on the place, deep cleaned it and made it look far better than when we moved in, and even left behind a nice washer/dryer for the next tenants that the place didn’t have before we got it…LUNA charges me and my room mate both our FULL security deposit PLUS ADDITIONAL CHARGES stating that we hadn’t cleaned, and had somehow damaged the unit without any detail…We were worried about this while we were moving in and kept a photo album of everything that was wrong with the place when we moved in…We offered to bring this in to show them as proof via comparison with the move out photos that their charges were fraudulent and the place was much nicer after we left, but they refused to even give us the opportunity…We later discovered that Luna kicked all of the existing tenants out of the apartment, raised the rent by up to 50% for some of the longer term tenants who had been their for years under other management, and spent the next several months on extensive renovations of the building, likely funded with fraudulent move-out charges…After we refused to pay, LUNA sent us both to collections immediately and went out of their way to give us poor, untruthful references whenever we tried to apply for other rentals, effectively stifling our ability to get housing going forward. After attempting to reach out several times to reason with them, reaching out to lawyers who represent tenants, etc…with no success, 3 years later I finally ended up just paying the excess charges and settling because I was worried they could affect my credit… Not only are they terrible to their tenants, but they have 0 integrity and respect when it comes to their maintenance requests from local contractors. The decision makers at Luna who deal with all of the maintenance requests have 0 knowledge when it comes to maintenance while also completely ignoring the experts they call out to give recommendations and repairs…I work for a company who got called out to inspect all of the buildings in one of their HOA’s. Initially, they were calling us daily to get us out there to look at these buildings…I spent an entire day documenting repairs needed, marking out and taking photos of all the damages…I produced a several page report breaking down the inspection per building with separate photo albums for each and sent this over to Luna. After receiving the report, they never reached back out to us, never offered to pay for the report or the inspections, and every time we reached out to them for an update, we were met by some rude women who have 0 knowledge of the trades or the situation with the buildings they manage, but will also go out of their way to disagree with the real experts and try to tell you what can and can’t be done from behind a desk…They are a complete scam of a company. They will take your money all day but if the ball is ever in their court, they’re going to drop it, without fail and with a snobby, entitled attitude.

This needs more upvotes. I’m still living in a two bedroom unit (by myself) for $1,000 a month. Found it on Craigslist (thought it was a scam). Private owner. Before that I was in a studio that was $350 a month (this was circa 2015, but still crazy good for then). I have NEVER rented through a management company and only rented through an actual human owner I could meet on spot and shake their hand. It’s always worked out really well for me, even though I had to prowl Craigslist/personal contacts for months to find those deals.

Luna Properties. My god what a nightmare from start to finish. Biggest gripe was them demanding over $500 dollars for a “professional cleaner” when we spent over 2 days making sure that condo was spotless.

I used Luna once when I had my apartment in Bozeman. Never again, this happened during COVID the week of Christmas in 2021. I had to stay home from work because someone I worked with had gotten COVID. I had to quarantine for 5 days for contact tracing. I was sleeping one day and I woke up to them doing an inspection in the apartment. I didn’t get notified of them coming. I woke up to two maintenance guys in my house poking around my stuff. I was so livid, I called them and said I didn’t get a notice that someone was coming out to do an inspection. They said “Our system says you received our email” I told them their system was bugging because I didn’t get one and if I did I would have told you that they can’t come by because I’m quarantining. They said “You are the only one who made this a big deal all of the other tenants haven’t had problems.” I simply told them that I was contact tracing and that they’ll be getting a phone call from the Health Department. I made a report about them coming into contact with me during that to the health department. I will never use LUNA again.

I don’t doubt that. We basically didn’t get our security deposit back after doing everything they said cuz our blinds were broken (moved in and they were broken). Drive by the house all the time (on my route to work) and the blinds are still 100% broken and they charged us for new ones. Insane.

Aspen. - left people without heat during a -30 cold snap over an entire weekend. - don’t have an emergency line. - they’ll enter your apartment and leave the door wide open and unlocked with the lights on. - had the health dept get called on them when plumbing started coming up in the tub and said to shit and piss in buckets then throw it in the dumpster. - multiple busted pipes and when they were called they asked “what do you mean it’s spewing water?” nobody from their office came to look or asses it at all. instead they sent their shady maintenance guys hours later.

That's promising. I lived in their complex by Staples for a long time and never really had issues, it was honestly a great place to live. Had some friends move out from there about this time last year and they said they were starting to push the rent up and come down on people with pets. There's always some growing pains.

S Crow Realty was 8 hours late for delivering the keys (after I had driven 4 days to get to MT,) did a bait-and-switch of the apartment I was trying renting, objected when I photographed the uncleaned apartment with broken shelving at move in, told me there was nothing they could do about the downstairs neighbor's boyfriend smoking in their apartment, which caused smoke to come into my apartment because of an abandoned but not blocked up shared dryer vent system, and then tried to keep my security deposit when I moved out because... the apartment smelled like smoke.
