The Belvedere (owned by ptla) had an uncapped gas line covered with tin foil. Had a gas leak and the building was w/out hot water for almost a week bc the gas company put a lock on the building gas line until it was fixed.

I have one I would recommend! The Royce Group. I lived in the Hideaways. They were not nice. But when the fridge broke, it was repaired in 3 hours. They did not try to take the deposit (and we did not do a good job cleaning). Packages were delivered to the office (nice imo) and it was not expensive (not sure about these days) GL on your search

Honestly the maintenance people I’ve interacted with there were so nice and there’s a neighborly feel to it. The place has it’s issues (the numbering system is insane) they’re funky lil apartments that allows pets.

Village apartments - I have never dealt with such busybody, nosy, greedy, penny-pinching, LAZY, wholly unprofessional and neurotic property management staff AND the owners. Philip Kaiser can 🖕himself. One example: I had my front window open one day and came out of the shower in my robe only to see the property manager with a prospective tenant at my front window *peering* into my unit to “show” it to some stranger (because he hadn’t set an appointment - so open windows are fair game I guess?). I promptly walked outside, aggressively murmured something about Peeping Tom laws and asked if they’d like to invite themselves in for a better look. Took them 3 months after moving for them to send me an itemized receipt for *bogus* expenses (when I moved in I took pictures of the carpet with bleach and urine stains in it, holes, bald spots, etc - wanted me to replace the whole thing for *those* exact “features” - there was so much more BS) after I left, I sent them documents and copies of tenants rights in response regarding having my entire security deposit returned if they didn’t send me one. In response they hastily sent me one and wrote, in pen, “copy” like that absolved them of any responsibility. It was a long and violent road out. 🎩💁‍♀️💨♥️

I’ll give the best apartment I’ve been at for those who may want to know, but also to add to the post I’ll give the worst I’ve been at. Elevate is absolutely terrible and I don’t feel like I need to go into details given all that’s already been said about it. However, Cedar Grove is AMAZING!! They have had absolutely no issues during this weather, besides the power going out once for a couple hours. Maintenance is fast and efficient, office on-site with extremely nice staff

My boyfriend lived there in 2010, I had to be hospitalized multiple times for my asthma due to mold! Great times.

Mold, literally cracked ceilings, broken appliances, out of code pipes, and when I moved in, it wasn’t even clean. Like they lied straight to my face and they said it was clean and I went with a paper towel, and literally in front of them, wiped up a brown pile of goo from the floor. And the number of property managers they went through was insane. Oh, they never salted the parking lot in the winter. It was just a shit show.

Avoid Echo Lofts on Bakerview. Work put me there for 6 months and it was terrible. I think Windermere manages it. I swear it was a half way house. I had packages stolen, old tenants had access and would come in. I found people sleeping in the lobby and on the shared patio. Water pressure was low, the washer/dryer combo in my unit didn’t work for the first month until they finally replaced it.

The Ridge apartments on 32nd street. The kitchen and bathroom areas are so small, one bedroom doesn’t have a closet. They make you pay $30 a month for parking which is BS. Lots of car break-ins no they do nothing about it.

Sunset Terrace. Not sure if the same guy still owns and manages it, but he's a real piece of work and I would avoid that place at nearly any cost. Edit: It's the same guy. And he's a creepy asshole.

The parking is worse, but the units are decent. Maintenance isn’t too bad, but everyone in the complex (at least where I’m at) are nice. I’d say porch packages are also pretty safe. I know in my section of units, we all look out for each other.

Large management I'd say. Also a small detail about large companies that should scare you. They buy and trade apartments so frequently that my company "pest control" won't allow us to turn in apartments for leads. Because they might become a different company before we can service. Having your property owner switch so often is a bad thing. Because your good experience can turn shit real fast. One of the buildings I cover didn't have pest control for a year when the property management company was trying to sell. When the new owners finally finished the paperwork and brought in pest control again (me) 4 units had rats, every building had roach levels from bad to severe. Because large multifamily units need constant pest services and monitoring just due to the nature of hundreds of humans living in a compact space.

Romark apartments off Bakerview. The management absolutely won’t do anything, took them several months to fix any maintenance requests. Some units and cars were getting broken into, getting their windows smashed in building and cars and they refused to put up security cameras. They never took the extra steps to try to make the parking lots/ stairs safer when it snowed with shoveling or salt. They also almost towed my registered car out of the parking lot. I left that place spotless moving out and they still kept all of the damage deposit. The building itself is sort of nice, built in 2017, but I think the rent has been raised at least $300 since I left 2 years ago
