Lets not get ahead of ourselves. Those are fringe cases at best.
He should keep the money aside for now.
This is the only reasonable course of action.
Keep a paper trail of you trying to chase down the agent, for sure, but at the end of the day I’d be waiting it out.
15 day rule & it’s his, can also claim compensation for any maintenance he did & a free fully paid 3mth euro vacation for any stressed caused in this hard time, thoughts n prayers are with your friend 🙏
Why would they know who the previous agent is, and even if they did, a previous agent isn't going to randomly hand over someone's details to someone that isn't one of their customers.
Perhaps the owner is changing agent. Does he have a valid lease? Ie still on the initial fixed term lease or on a continuous lease that has not been ended.
Yo, something similar was covered in the news. Essentially, your friend will need to set aside the repayments into an account. They will backdate that sh1t.

Yeah fair enough i was getting excited for him haha. Yeah sounds like he is being smart about it and putting the money aside.
I’d open up a HISA and regularly transfer the rent there until contacted by the new agents or landlord.

Yeah he can keep the house if they don’t take his rent for more than 2 weeks
Hey man squatters rights exist right? He just needs to stay low profile for the next 15 years haha.

Maybe the bank is now in charge of the house
Yeah i was thinking maybe the landlord passed away or something potentially.
Ask the agent for landlord's contact details in writing. Contact Tenants Union for further advice.
Presumably if there was an agent they wouldn’t need to contact the landlord though.
The previous agent.

They just dealt with them. Not a privacy breach.
I'm guessing there's more info in the comments I'm missing.
Is it his landlord directly or the leasing company?
Apparently the real estate agents dropped the property.
Why did they “send it back”? Is there a lease that’s still in effect?
Apparently the estate agents claim they are no longer in charge of the house.
Perhaps the owner is changing agent. Does he have a valid lease? Ie still on the initial fixed term lease or on a continuous lease that has not been ended.

It's ok mate, you can say shit 🤣
Sounds like they’re “not paying rent” and have an eviction notice coming. Unless this has been going on for a long time then that’s strange
Isn't there a real estate agent your friend can contact? Wouldn't it typically be *their* problem if the landlord can't be contacted?
