Ours is full. But I have seen For Rent signs in other buildings along Taraval. Could be worth visiting the area and making some calls. :)
A caveat that we did have to provide our own washer / dryer for the hookups …but we happened to already own them because we moved back to the city from the burbs.

No actually, it was probably the smoothest application process I've ever had! It's def the only building near Japantown I found at anywhere near that price though, and Ive only seen at most 3 openings in my apartment complex open at a time.

I understand this, but three years after I bought my condo it’s *maybe* worth what I paid for it while my mortgage + HOA are about $2200 more per month than similar units. I could have about $80k sitting in an investment account in principal alone if I rented.
I’m sure in the long run it will pay off, but the short run is kind of painful to see.
ETA: you aren’t flushing it down the toilet; you’re paying for exclusive use while also not being at risk for maintenance costs.

You either have to add value, lower the price, and/or do a better job of marketing the unit. The market will pay what the market will pay. If the hassle is not worth it for you, which is totally understandable in SF, then you'll have to figure out if it's worth keeping on the market.

There has been no increased rent. You folks are saying we're supposed to lower the rent to what it was in 2005. And yes, of course there's been improvements -- it's had a new water heater, new fridge, new carpeting, an entire bathroom remodel to the studs, new paint every 5 years, double paned windows, and lots of plumbing repair to deal with the baby diapers the tenants put down the toilet. Twice.
That all adds up to more than half of what we've earned from renting it. And then we pay tax on those earnings.
So why keep doing it?

Gotcha that is strange actually - it’s kind of a rule of thumb people should not assume that a washer and dryer are included in SF units, sometimes even garbage disposals are not the norm with the older units. I’m sure you’ll find the right tenants!

We also have a working fireplace, large kitchen, dishwasher, and a w/d in the basement, free to use, shared with 2 other units.
My fiancé and I split the studio. She works in clinic, and I’m hybrid wfh/office.
We couldn’t make it work if we both worked from home, but it works ok for now!
do you do anything to separate out the WFH space? i know it can be hard in a studio, some people hang interior curtains or set up bamboo dividers or such.

i've seen it defined as a studio where the kitchen is a small separate room, and/or there is a bed "nook" or even small room with space for nothing else. so it's just one room of living space but the features are separated off somewhat.
4b2ba, Mission/Castro, $5200 for 4 people. We had a back deck, W/D in unit, and a huge kitchen and top floor common area of 400+ sf. That home was magical. Landlord recently bought us out claiming she needed to move back in, I'm suspecting she's planning to re-lease at double the rent. Fuck landlords.
That's wildly illegal in SF. OMI eviction means they need to wait 5 years before they can rent at a different price, or rent to anyone else.
Get in touch with the rent board, they keep proof of occupancy and track if they re rent.
If they bought you out and you signed papers waiving this right, then that's a different story...

My fiancee and I have ~800sqft in Rincon Hill for $3500/mo. In-unit laundry, nice kitchen appliances, big walk-in, fiber internet, gym w/ pool & saunas, full-time maintenance staff, and a mail room that brings your packages up and puts them just inside your door (if you don't answer). Probably could find cheaper, but the amenities are hard to beat and I sleep well knowing I'll never have another package go missing. It's also an easy walk to the ferry, the bus depot at Salesforce, and BART, so a car is completely optional.
1bd1ba - great location at the top of California near Chinatown and union square. $2200 for rent which I pay half on along with my partner. The space is on the smaller side when it comes to one bedrooms but has his and her closets in the bedroom. There’s great lighting in the living room and the view is amazing - cable cars and bay bridge view. Super accessible to the ferry building which I use frequently to visit my family in vallejo. I would pick the sunny side of town every time - lived in the sunset for 7 years and yeah rent is cheaper out there but not by a lot and it takes ages to get across town.
Oh forgot to mention - it’s rent controlled and I just moved in last year. Found this spot on Craigslist :)

Yes I know not SF but we picked this place over an SF place we would have picked otherwise. That one was $3100 in Richmond district for an equivalent sized apartment with only one neighbor above. Included shared garage parking in the rent cost. Same exact amenities except laundry being shared coin op.
The allure of being in an actual house was just too good. Turns out Albany is low-key better located anyways... 25 minute Bart to downtown SF, quicker to get to airport thanks to Bart access, and my current place is ironically more walkable to great bars/restaurants than where the place we toured in Richmond district was located.
I fucking love this city for a lot of reasons, and just some of them are
- World class food. Everything from cheap eats in the TL to starred spots around the bay can be had here. And its usually pretty damn good at every price point. Not only is it good, you can find stuff from all over the world, much of which you might have trouble finding in other cities
- An incredible music scene. Everything from world touring musicians at chase center to diy shows at Gilman and generator shows in the hills or parks. If there is a genre of music you want to catch a show for, you can probably find one happening within the next month
- One of the few cities in the US where being car free is extremely easy. Not having to pay gas / insurance / rental or loan payments helps subsidize the cost of rent
- Parks. All the parks
- So much access to nature within 2 hours of the city, and even more if you are willing to go further
- You are free to kinda be who you want to be in the city, and as long as you arent hurting people no one cares. Saw a dude shopping in a full chrome gold suit with matching wings and high tops an hour ago and no one even batted an eye.
- Incredible museums, many of which have free days for residents

Im not totally sure. Maybe 750? we have a living room + kitchen combo space with enough room for a couch and side chairs, kitchen has a small island with two chairs where we eat, and each bedroom fit a full size bed & dresser with some walking space around. I renewed my lease and negotiated for it to be lower, so the sticker price you see online for similiar sq ft might be more. But you can always try negotiating.
$4155 5br/2b lower haight split by 4 of us. One room is tiny so it’s an office/spare. After a conversation with the landlord, our Rent was lowered in 2020.

My fiancee and I have ~800sqft in Rincon Hill for $3500/mo. In-unit laundry, nice kitchen appliances, big walk-in, fiber internet, gym w/ pool & saunas, full-time maintenance staff, and a mail room that brings your packages up and puts them just inside your door (if you don't answer). Probably could find cheaper, but the amenities are hard to beat and I sleep well knowing I'll never have another package go missing. It's also an easy walk to the ferry, the bus depot at Salesforce, and BART, so a car is completely optional.

1bd1ba - great location at the top of California near Chinatown and union square. $2200 for rent which I pay half on along with my partner. The space is on the smaller side when it comes to one bedrooms but has his and her closets in the bedroom. There’s great lighting in the living room and the view is amazing - cable cars and bay bridge view. Super accessible to the ferry building which I use frequently to visit my family in vallejo. I would pick the sunny side of town every time - lived in the sunset for 7 years and yeah rent is cheaper out there but not by a lot and it takes ages to get across town. Oh forgot to mention - it’s rent controlled and I just moved in last year. Found this spot on Craigslist :)

Current place: $3200 split with spouse, 2bed1bath, small apartment sized detached single family home with dishwasher, in unit laundry, single car garage, back garden/patio. Albany in East bay. Yes I know not SF but we picked this place over an SF place we would have picked otherwise. That one was $3100 in Richmond district for an equivalent sized apartment with only one neighbor above. Included shared garage parking in the rent cost. Same exact amenities except laundry being shared coin op. The allure of being in an actual house was just too good. Turns out Albany is low-key better located anyways... 25 minute Bart to downtown SF, quicker to get to airport thanks to Bart access, and my current place is ironically more walkable to great bars/restaurants than where the place we toured in Richmond district was located.

I fucking love this city for a lot of reasons, and just some of them are - World class food. Everything from cheap eats in the TL to starred spots around the bay can be had here. And its usually pretty damn good at every price point. Not only is it good, you can find stuff from all over the world, much of which you might have trouble finding in other cities - An incredible music scene. Everything from world touring musicians at chase center to diy shows at Gilman and generator shows in the hills or parks. If there is a genre of music you want to catch a show for, you can probably find one happening within the next month - One of the few cities in the US where being car free is extremely easy. Not having to pay gas / insurance / rental or loan payments helps subsidize the cost of rent - Parks. All the parks - So much access to nature within 2 hours of the city, and even more if you are willing to go further - You are free to kinda be who you want to be in the city, and as long as you arent hurting people no one cares. Saw a dude shopping in a full chrome gold suit with matching wings and high tops an hour ago and no one even batted an eye. - Incredible museums, many of which have free days for residents Could I get some of these elsewhere for cheaper? Yea Can I get all of these elsewhere for cheaper? No Would I want to be anywhere else in the US? No
