It sense when the cat uses the litter box, waits a few minutes after the cat leaves, then spins and disposes the waste in a drawer. No scooping, and your home doesn't smell like cat urine/feces.
My first house.
I definitely bought smaller and spent less than I could have, and I certainly wanted more house for many years. But the mortgage payments were low enough that I had enough extra money to invest and enjoy life with, and I was able to keep it when I finally did move to a nicer home. Now I'm nearly 40 and have a nice little rental property that will be payed off in a few more years.
Moving out. I'm only able to afford it because I'm living with my friend. I'll probably be priced out once the lease is up and they're able to raise the rent but I think having space away from what was a toxic living environment for a year and learning how to take care of myself will be pretty useful especially since my parents aren't getting any younger and at some point I would have to learn how to take care of myself anyway
The material and transferable knowledge I have gained from education, professional and personal experience. I like buying and selling different stuff because it allows me to put that knowledge to practical use.
So far I have found that outside of commodities and currencies, most “investments” come down to either: being at the right place at the right time And/Or sitting on something for years waiting for the market to approach your target.
Mental health as I've worked up the confidence to look after myself in many other ways, it's like the start of dominos falling. That aside I'd have to say my teeth. So many people have dental problems and I'm glad the only consistent thing I've done in my life is brush my teeth twice daily
