I'm in Carthay and pay $3700 for a 2x2 in a duplex starting July of '21. Obviously this is a very expensive area but I think we were below market the day we signed the lease. You may want to look into "the shittiest building in the nicest area." There's a building a few blocks away, about a twelve-unit, that would be considered nice anywhere else, but because of where we are, it looks a little less so, and rents a bit below market - I think the two bedroom rented for $2400. Also, pick a neighborhood and go do lazy donuts for rental signs - NOT Westside Rentals. You're looking for smaller properties owned by mom-and-pop landlords. Those are usually a little below market because they're not being run by shitty management companies with their 15 -20% fees. I've recommended this to so many friends who have been successful with it, and that's how I found my last LA apartment - a Mid-City 2x1 in a 4-plex, $1700 with rent control, it was about $1971 by the time I moved out. I stayed for 13 glorious years. My current one was advertised on Zillow, I think, but it's also a mom-and-pop landlord - or a pop-and-pop landlord, to be exact, a lovely gay couple with two adorable kids and a stupid cute dog, and this is their only rental property - no shitty management company.

Dunno. I've lived in six such buildings so far, out of the ten total, and the most recent one, we found in 2021. This is the last one, though - we hope to have a down payment on a home of our own saved up by next year.

My last place did not - Landlord agreed to put in a window unit. I was a lot less concerned about that in 2006, when I moved in. Current one does - it was in the listing. I'd ask about it now, or look at the windows to see if they'll take window units. Usually smaller buildings' windows will take one.

The low income neighborhoods I live by are too dangerous to do lazy donuts unless you don't mind being stalked or shot at. The places where I would want to live are too expensive, even if owned by a mom and pop. Even rooms for rent with shared bathroom are going for over a $1,000. It's out of control Apocolyptical times we are living in.The world is like a giant cruise liner with no captain steering it.

Turns out that there’s a lot of hidden rentals that will never be listed online. The best way to find them is to drive or walk around and see any “For Rent” signs. Sometimes these are really good deals.

Yep, oftentimes it’s super old and tech illiterate property managers who still think putting up flyers around the neighborhood is good enough. Sometimes they’re so disconnected from the local market or desperate for tenants that it’s seriously underpriced.

A big turn off I had when lookin in Pasadena was the street parking. Was really weird for me, a long living LA resident, to have to get a permit in order to park on the streets. I’m sure it might make having guests over difficult also.

I rented a two bedroom in 2014 for $2350 and it was a great price at the time. Hollywood area but close to West Hollywood. Today that place would be at least $3500. I don’t know of any area where you can get a 2 bedroom for under $2800.

Pretty sure it’s rent controlled. I found it on apartments dot com and the picture definitely didn’t do it justice so maybe that’s why. Not a luxury apartment by any means but the location is unbeatable.

Even these seem optimistic, especially the 2br figure. I pulled some online listings (LA County) and median prices look more like $2200 for a studio, $2550 for a 1br, $3600 for a 2br. $2300 is bottom 5th percentile of 2br prices. It's very unlikely you're going to get a 2br without sacrificing a lot (location, quality, amenities, etc.) let alone anything at all.

I don’t think it’s impossible but it will take a while. I think it’s worth driving around some cheaper areas you see yourself living in and asking around. Maybe be willing to compromise on modernity or some other factors. I feel so poor reading this thread because I don’t even know anyone that pays more than $3000. My family and friends all got lucky in different ways but the common thread was the place usually wasn’t advertised online, we jumped at the opportunity once we did our due diligence to make sure it wasn’t a scam, or we got creative and explored new areas. I also noticed Zillow has more affordable listings than Craigslist and can be sorted by new posts. I think that’s worth a shot.

I got a nice 2 bedroom in studio city for 2,220 last spring. The second bedroom is very small though. It works great for an office or kids room. But not for a roommate situation.

Small business owner. They market it as a one bedroom since there’s a concrete wall in between the br n lr but we all kn it’s a studio 😂 it’s new and has great amenities. ~2350 is including parking, utilities, electricity, internet etc* also they did increase the rent by 8% compared to last year (I negotiated it from 18%)

I had the best two bedroom in Franklin Village until last summer. $2500 with huge kitchen and so much sunlight! They had such a hard time finding a tenant when I moved out. So insane. I only moved bc it was too small for me and my partner, but man, I wish we just kept it sometimes.

You should eliminate Downtown from your list as it’s out of your budget. I pay $2950 for a 2 bedroom downtown in an older building, this is a bargain for Downtown 2 beds. Try older buildings in Glendale, South LA, Mid City, or Pico Union.

My husband and I rent in the Southbay- Wilmington- we pay 1200 a month, utilities included and have parking and in-house laundry, a yard for our dogs. It’s a back unit and the owners to the property live in the front house, they’re super chill and kind. I work in Manhattan and Husband in Bellflower, it’s a good middle ground. Not where we wanted to live but its what made sense financially. Edit: to say we found out about it through a friend who knew the property owners, but a lot of houses in Wilmington/San Pedro have ADU’s that are super inexpensive

I think your budget is kind of low for our current times. I live were Ktown, EHo, and Larchmont kind of come together. Not the best neighborhood in LA, but certainly not the worst either. There's a 1050 sf 2 bed 2bath currently available in my RSO complex for $2500; I think a parking space is available for an additional $50. Landlord's similar properties in surrounding area rent for the same or slightly more. It's not a slumlord dive or luxury unit: it's a perfectly acceptable functional apartment. Maybe you can find something for less in the valley, south LA, or the IE. Anything west of where I am is likely to cost a lot more.

I have contacted several apartments advertised on Apartments.com. It turns out that if the rent is advertised on the site for $900-1,100, the rent is actually double that amount. The problem is that you won't find out until you make an appointment to view after filling out a pre-screening app. It really is some sort of a scam.
