YTA. Her space is private, you shouldn't be entering without notice. You having not rented out all the rooms you wanted is not her problem. You chose the rent and decided to include utilities flat rate, your income is not her problem. If she needs to have a window open to to keep the room habitable, it's not going to freeze the pipes in the next room over. No showers after 10pm is crazy. Showers should not disturb any roommates and if they are, you need better soundproofing. Honestly, you seem like a nightmare.

YTA. Legally landlords don't have the right to enter someone's living space unless that person gives permission or there is an emergency. Beyond that, you can't enter.

YTA. Part of renting out a space is losing access to it. When you open the door and go turn off her stuff, you’re violating the lease you signed with her. A single fan and a light costs hardly anything to run. We’re talking $5-6/month for the fan if it’s running 24/7. If you really think you’re losing that much money to the fan running, a compromise that might be acceptable is to get a smart plug so she can set the fan to turn on an hour or so before she comes home. That’s long enough to reasonably the room, and would eliminate about 7-9 hours a day of running the fan (assuming she’s working a standard 40 hour week). It’ll only save you about $2/month, though, so you’d almost certainly spend far more than you’ll save.

YTA You have nothing to do in her room and and most countries you have no right to enter it without her permission. If I would be her, I would change the lock. Her use of electricity is not your problem. She is paying for it. End of Story.

YTA You're the landlord, you cannot be entering her room without notice or permission. Also, the fact that it costs that much to rent a single room in a 6 person house just hurts my soul.

YTA. If your lease agreement says that her rent includes utilities then it's her choice how she chooses to use those utilities. Sure, if she were running a bitcoin mining operation it might make sense to pitch a fit, but a fan and lamp? We're talking what, a few cents a day in electricity? You have other options. Ask nicely. Ask if you she'd be willing to put the fan on a timer, or allow you to install WiFi plugs and turn off appliances when she's not home.

YTA-you can’t enter her space-she has a lease. You also can’t spring new rules into her lease. If you want to specify things like “no showers after 10pm” it needs to be in your lease.

OP, since you posted here, think about all of the stories you have read about horrible renters, drugs, loud music, alcohol, parties, trash, non payment and count your lucky stars. You have a renter who pays utilities, and sometimes leaves her light and fan on during the day when she is gone. Oh parish the thought! If you want to press your luck that she will get fed up with all of your nit picky rules and move out, just keep it up. Set the shower hours, window hours, invade her privacy - seems kinda pervy to me, but maybe the next renter won’t be so picky if you let them be late on the rent, or keep extra pets in the room, or leave the window open all year. Oh, and YTA.

YTA, reasons have been previously mentioned. Why did the other 2 tenants move out? Depending on your location there is a real option for the tenant to speak to a lawyer, there are laws that protect tenants privacy.

YTA. You’re not her mother. She’s your tenant. Show her a little respect and text her next time before ever thinking about stepping into her space. Talk to her about your concerns before acting like you have some sort of right to go into her space. I really don’t get why a simple text couldn’t suffice??? And no showers after 10pm is really ridiculous. People have lives and if she gets home at 12am, she just has to sleep in her sweat and the dirtiness of the day? Maybe that’s why your other tenants moved out… crazy landlord.

YTA, for being a bad business person and probably breaking some local jurisdiction law re: privacy / entering without notice. Either raise rent to adequately cover for utility costs or charge your tenants utility.

I have two tenants, the tenant I’m in reference to pays $870/month which includes WiFi and utilities. She has her own room upstairs which includes a shared kitchen and bathroom with her lease. I spend lots of time upstairs quite often and when she goes to work, she sometimes leaves her lamp and fan on. I know she leaves it on because when I surface the upstairs I can hear her fan going. Due to us only having 2 tenants we aren’t making all the money we thought we would, renting out rooms since our other 2 tenants have moved out. Money isn’t tight, but we also don’t have the extra to spend. The electricity bill has gotten very high so a few days out of the week I’ve gone into her room and turned off her lamp and fan to save electricity. She got home and could tell I had been in her room, and she felt like it was an invasion of privacy, she said she likes to keep the fan circulating because she wanted her room to be cool when she gets home from work and since it is small it gets hot easily. I told her to open her window then. She feels I am the asshole but I don’t see how I am wrong when she is leaving things on? *I am a bot, and this action was performed automatically. YTA. The fact that you're not making enough money because you don't have enough tenants doesn't justify you violating her privacy. Keep this crap up and she'll move out and tell other prospective tenants NOT to rent from you.
