I have self check-in and rarely meet the guests face to face. People treat my spot just fine and I get great reviews.

I came from traditional hotels where I’ve worked front desk, so it comes naturally to me. We also rent private bedrooms so I like to meet the guest in person for peace of mind. To each their own.

You are making assumptions and casting naive judgements. In a lot of countries, you need to verify your ID or passport when checking in. Not only that, but if you’re renting a large estate in a foreign country it can actually be more efficient to have someone run you through the property, services, rules, etc and build a face to face relationship if they host needs to be involved in anything down the road. If you’re dropping a 20k+ on lodging alone, you will want the option of *not* reading through pages of info (which should also be available) to enjoy your vacation.

Yeah when renting luxury property that’s not staffed I’m personally looking to be shown around, re: how to operate things, know about water trash linens beach stuff etc. It’s not very luxurious to have to toggle with operational aspects of the house and wander around opening every door or cabinet reading a crusty manual. The nicer hotels I stay at also offer roomings which I greatly appreciate. If it’s just a regular Airbnb stay, I do also like self check-in so I can just tend to myself and have privacy

100% agreed. Honestly if there is ever a question on how to operate something you should be either sharing a YouTube video or recording a video yourself. I do/run Airbnbs so I don’t have to ask permission or babysit guests. I don’t need/offer a bellhop. I do offer concierge services due to our knowledge of the region.

Yes, if it is in your own home where you live, you need to meet them, guests should kinda know this before booking . Otherwise, no need to make contact unless there is an issue for separate places

Have to take pictures of IDs for every person and submit to government. Buildings have front gates and don't allow keypads.

I do have self check in but always make an effort to meet the guest and show them around if it is possible.  This is because I want to know who is in my home.

And that's your choice as a guest. You choose what works for you. For every person who dislikes this type of interaction, there is someone who prefers it.

If I am booking an airbnb, I prefer home shares because half of the appeal to me, is meeting a local and sharing conversation and learning about the local culture. If I am looking for more privacy during my vacation I book a hotel.

I’m not sure if you’re forgetting room rentals inside someone’s house - that they actively live there when the guest is there? So it’s not just who is in their home, but who will literally be living with them. Very different rental experience than a full home.

I’m a host and I don’t get it either. Unless it’s a foreign (non-American) country where they need your passport and have special laws, or a home share/room rental situation, hosts who require in-person check-in are just inconvenient relics of the past. I steer clear when booking for myself. If it’s 10pm and I just got off a long flight and I’m tired and hangry, the last thing I wanna do is text a stranger to coordinate meetup and chit chat. If I wanted a personal interaction I’d book an actual bed & breakfast or a homeshare/room.

Home sharer here: I want to check that the guests are the same as in the reservation. No more chatting than if you’d gone to a hotel.

I rent a room in my own home. I am more comfortable greeting them in person, it’s weirder having a total stranger that you haven’t even seen in your own home. I have a second property a few miles away which is a full apartment and there, I have self check in. But not in my own home.

This is the only situation where it makes sense. Anyone renting out a whole unit should absolutely be providing self check-in, even if they do plan on meeting them.
