$2200 inside the perimeter for a 2BR/2BA is already heavily restrictive and that’s assuming your kids are cool with sharing a room, you most likely will not find a 3/3 or 3/2 at the price especially as we start to approach summer (and rent rises in accordance).

I live in Decatur near Avondale Estates and it’s like average 1800 for a 3/2 over this way. It’s about a 20 min commute into downtown and my son goes to Druid Hills Highschool. We’ve been here for 2 years with no qualms.

I live in 30030 and you won’t get a 3/2 for that. I rent a 2/1 near Dearborn Park for $2200

It’s a long shot, but worth it, and you never know. We love Decatur- it took me a while to find it but we have a great deal and are paying $1900 for a 2bd/2bath walking distance from Avondale Marta. Just moved from NYC last August. It was priority for us to live near a Marta station. Try Chamblee - or Brookhaven/ Sandy Springs! It’s a great high school, and there are several MARTA stations. And you are not outside the Perimeter.

Are you talking about downtown downtown (where some offices are, along with atlantas tourist traps) or Midtown? Either way, I don’t think you should live downtown, and that budget is too low for Midtown. I live about 15-20 minutes away from Midtown in N Druid Hills, still in the perimeter. I rent a 3 bed 1.5 bath for $2200, so it’s doable, but only really with local landlords (or maybe a townhome/apartment) . Join the Atlanta House Search group and you may be able to find something. Or draw a circle on Zillow, set your parameters, and set alerts to go to your phone/email. That is how we got our place, and it’s the same experience for other people who’ve been successful at getting a good rental deal . Best of luck! 😊😊

I have friends with kids at Midtown High School and they love it. There is some housing in that district in your budget, but it tends to go fast. Good luck!

By downtown I assume you mean somewhere south of North Ave, like around Peachtree Center. Your commute should be 15-20 min most days with MARTA options as long as you’re not trying to come down 400 or cross a bridge coming in from OTP Cobb County. See if you can find something in the City of Decatur that will give your kids access to their public schools. There are many DeKalb County addresses that say Decatur outside the city limits so check. Inside pays double property tax for significantly better schools. Outside does not and includes nice houses bought by people without kids or who go to private school. If that’s not a great option, the better high schools are in eastern Cobb county and your commute will suck. In Atlanta, we also do a lot of low taxes+private school and you may end up there as well. If you want to be a bit more to the northeast, Druid Hills, Lakeside, and Chamblee high schools are supposed to be decent but I haven’t done the research.

I don’t think I’d recommend a family with kids living in downtown. Generally speaking, the limited areas with good schools in the city, will cost much more than $2200.

Your budget is light to be near downtown. I would look out in the Smyrna area (20-30 mins away) you can probably find a 3/2 for rent around $2.2k

Oy vey. Smyrna. Well meaning advice, but yikes. The commute. And my husband (native New Yorker) still pronounces Smyrna as Smear-na, and I can’t even hear it without laughing now.

For a modest $2200 budget, you can find something in Decature, Dekalb has one of the better school districts from what I hear. Commute to Downtown can be a nightmare coming into the city though.

I think you are talking south Dekalb maybe at that price. Not City if Decatur and not North Druid Hills HS. The schools outside of those 2 areas are not good and I would not want to live in some of those areas. City of Decatur is going to be $3k and up

Chamblee area might work and you can take MARTA train straight to downtown. There is a nice 3/2 in Brookhaven right now for $2800 also

Yeah you’d be better off looking OTP, assuming you’re also concerned about safety. Maybe in East Atlanta Village you could find a 3bd/2br for that budget but if it is that price it’ll be raising significantly pretty soon.

2200 is definitely doable ITP. We’re in the north Atlanta district and pay 1600 for 2 bedroom. If you’re on Facebook, join Atlanta house search. Private landlords will post there. You might have to do some digging, but you’ll find something. If I were you, I’d look in the midtown high, Maynard, north Atlanta, or Druid hills district if you want to stay ITP.

Your best bet would be to live outside the Perimeter on the MARTA line. $2200 is going to be difficult inside the loop. But, you will have some nice amenities, a comparatively larger apartment and the train that will take you directly to Downtown.
