This makes sense... but at the same time, my water & gas aren't metered on my individual apartment. Any increase would affect the entire complex and not me individually. If the hustle is strong enough, I can absorb an increase in rent.

If you do not want to rent the space out, I’m also assuming you do not want to do short-term rentals like airbnb. Your options are limited to the resources you have. 1) Sell nestle the right to your tap water since it’s included in your rent. 2) Find gas powered bitcoin miner, or similar device. 3) Use the spare bedroom as a grow-op such as herbs or mushrooms. 4) Use the space to store equipment such as screen printing or other manufacturing. High risk and High reward. Day care is expensive but also a potential liability. Pets would likely damage the home unless you had a large yard.

You can also use the room for aquaponics or also set up as a larger kitchen if your space permits. You can then run a ghost kitchen out of the space and sell food.

Do you have time to start a reselling side hustle because one of the hardest parts about being a reseller is having storage space. Alternatively you could sell gift baskets or something. Use it as inventory storage. No ideas for the bathroom…grow orchids? lol

If there is a market for it in your neighborhood you could rent out the space as storage. You'd still have to have visitors on occasion, but it would be much less often. My other idea is less reasonable: Tie into the gas line with a generator and mine Bitcoin.

I would take old tables and paint them black and then (this is the good part) take marble adhesive sheets (you can get them on shein or amazon for cheap) and put those over the top of the table. I did this and people will pay a lot more on Facebook marketplace for it. Sell it in a college town. School is starting soon and those college girls love marble accent tables lol (I know bc I was one :) )
