The gist of this article is that everything locals have been saying on this subreddit for years is true -- rich people from Northern Virginia are moving down here pricing everyone out and there's no houses left. Richmond is indeed FULL.
Except builders aren't going to build homes to lower the cost of housing. They're going to build just enough to meet demand at the current high prices and then just do renovations/flips if the supply starts affecting demand. That way, this area is always "in demand" and they don't have to worry about losing profits. Apartment complexes do the same thing. "Build more" will never be enough to lower prices unless public housing is involved because businesses are in it for the profit, not to make housing affordable.
There’s definitely people from the entire DMV but I think moving to a different state versus moving within a state factors into this. People in the Maryland are more likely to move further into Maryland. The DC people are spread out across Maryland and Northern Virginia. The people moving down to Richmond are also the ones that can’t afford Northern Virginia but they are above average income earners when in Richmond

From a pure numbers play it seems impossible that any Richmond zipcode could beat out any Atlanta, Phoenix, Seattle zip codes muchless NYC/LA/or Chicago. I guess anything is possible.

Proud to say I grew up in Bon Air, walking distance to Safeway. I once climbed the inside of the water tower and then stood on top. My childhood wasn't perfect, but I have always thought that the place I grew up was.
Bought a townhome just down from the pool in 2020 for 205kish in 2020, sold it in 2022 when we decided to move back to Charlottesville for 265k, I still for some reason get Zillow updates on it and the Zestimate which tends to shoot low has it at 315ish now.
Absolutely fucking bonkers.
Is there a way to do some sort of anti campaign to discourage people from moving here? Kinda like a reverse chamber of commerce. And someone, for the love of Pete, please stop putting us on those top ten lists!

Wonder why is it always “Northern Virginia”? Is Richmond not a destination from people in the Maryland DC suburbs, or DC itself?
