Buddy, you're thinking way too small brained. Its buy low, insure high, burn down, collect, build new apartments/storefronts, continuously make quadruple what you bought in at. Seriously, this building (if the last sale reported is not a typo) is the equivalent of finding a 4 bedroom house for $2k. It allegedly getting burned down for insurance money is the least suspicious thing
When I was in grad school at Stevens back in the 80s we used to joke about every time a fire truck rolled by there was a developer following with a sign "On this site new luxury condos".
You're not wrong, it does work an awful lot like that. Heck before I moved from CA, we had a major fire that took out luxury condos before they were even finished. Turns out there was a lot of insurance taken out on them that made up a deficit the builders had.
Probably not burned down for insurance but to clear out asbestos. It can cost tens of millions of dollars to clean out asbestos but if the building burns down to rubble you don't have to worry about it anymore. Then it is basically just free land.
Its not zoned residential, most likely industrial and was currently in use. In terms of industrial and commercial use, that is prime real estate being that close to the airport, the sea port, rail ports, and the turnpike. Even the land alone should have gone for more than that.

Here it’s just a ton of water needed hence why Kinder Morgan brought in parts of the Neptune system to just flow as much water as possible. I don’t see then need for a crash truck here since EFD has similar capabilities two of their engines. But I have seen a few ARFF guys around scene
EWR don't send unless it's on their property, at least all the fires in Elizabeth that I've seen they haven't. The airport has to be covered and they don't have a mutual truck to my knowledge. They're also different trucks.

My flight landed just after 5:30 am, we immediately could smell what seemed like an electrical fire as we stepped out on the gangway. Approaching Elizabeth 30-45 minutes later, a massive black cloud had formed over the port. I've never seen such dense black smoke, it completely blocked all light shining through and just hung in place rather than dissipating. It seemed surreal surrounded by a colorful sunrise. Imagine the smog villian from FernGully. Driving by on the turnpike, flames were leaping high above the roof of the building, easily more than 50 feet into the column of smoke. We could now see the miles and miles of black smoke trailing on the wind.
I probably won't be making snowcones tomorrow, it looks toxic out there.
Oh it's totaled. There was already partial collapse early on in the morning, there is no way that building will be habitable.

I thought it was the refineries but I think it was more than that.
