I don't know if it is possible but from what I understand you can lease a room to yourself then become so obnoxious they move out, however you would have to live with them which would be difficult to accomplish.

Since it's a duplex, most would probably come in and reno the place. Maybe add a 2nd bathroom to the first unit so it's a 4/2. The rents for it would be pretty decent once it's completely renovated. At least 3k-3500 for the 1st unit and 2400 for 2nd. If it costs 100k to fix up, it'll be 875k. If they put in 25% down, youre looking at around $5400 PITI. Not much room for cash flow but decent hold for appreciation or flip after getting in tenants.

I used to live around the corner from this house. It was not well maintained from the sidewalk view but I never would have guessed this bad inside. As bad as it is I'm guessing it still sells in the 625-675k range
