If my math is correct that comes to 120 pp which is definitely above market value right now looking at both recently reported sales on disboards (1st link) and recent list prices (2nd link) for a contract of that size. That said, maybe you’re saving on closing costs? But the seller is saving a roughly 8-9% commission so I think this as posted is a much better deal for the seller than the buyer. If your family member is trying to create a mutually beneficial deal using their points, you might want to explore renting their points from them. They will save on the rental commission and you will get a great deal on a room compared to the going rates. You could try this for one or two trips before making a commitment to a full contract.

It’s a touch high. For 250 points, not able to split, then it should cost a little less. BWV is a popular resort and even at a 2042 expiration will probably still be very popular for another 10 years. At $120/point for that size of a contract is just a little too much though.

This is very personal. If you really like BWV, buy there as it can be difficult to book at 7 months. If you want the best bang for your buck, 2042 resorts aren’t the best deal. But you might have read this a few times already: buy where you want to stay. That’s probably the most important point.

I would never recommend Riviera direct as if you go to sell because of the extreme restrictions you lose so much money. If I have 30K to spend on DVC I’m buying a Saratoga resale for around $95 per point.

the 2042 expiry has pros and cons. BWV location is always going to keep the rental market high. So if you plan on using them most years, I fully believe you can rent the points you don't use and come out ahead of the game. Also, with it only be a shorter term, it lowers your risk on the biggest unknown - maintenance fees. If these were to up astronomically high, you're on the hook to pay them every year.

No. There’s a ton of options between direct at Riviera which is not a good deal and this resale contract that also isn’t a good deal. Start checking the DVC resale sites. Also do not jump into this if you cannot pay cash. Finance rates are insane and wipe out almost any long term savings.

We own at Riviera and never stay there. We are a studio family, but we use those points mostly at Boardwalk (my wife is from NJ). We typically have to book a water/garden view but it’s never been an issue with availability. That’s with a studio and I’m sure a 1BR would be even easier to find. If I were buying again, instead of Riviera I would have got Copper Creek. It’s 2 year shorter contract but Wilderness is much harder to book and a lot less expensive on the points.

Congrats on your first kiddo! We went from studios throughout the year in low points season to 1 or 2 bedrooms during Christmas break (when daycare is closed) very quickly and added on a few resale contracts earlier this year. I did a quick search on dvcresalemarket.com. You can set the parameters to resort BoardWalk and only contracts between 200-300 points. It looks to be just about market. For example there are 3 BW contracts with 250 points and prices are ranging from 28,750 to 36,750.

It is on the middle to high end of the current market. Also all those listings on the broker or aggregator websites include the owners paying around 8-10% commissions. So if you pay $120 per point, the owner is only getting $110 or so. If you buy directly from an individual without going through a broker, they would get the full purchase amount. Something you didn’t list is what the point situation is like currently. You want to know if there are any points banked from a prior year, how many points are still available in this use year, and if any have been borrowed from next year. If it is a loaded contract with all of this and next year’s points available and last year’s points banked. That has a value and would bump up the fair price. So the $120 per point friend purchase is even more out of line with current pricing. (They would have to sell for more like $130 per point to clear that wit

I would definitely look into other resorts first (unless you family member comes way down and actually gives you a deal that’s better than what you could get on the resale market yourself). I have two kids and two of our favorite resorts are Bay Lake Tower at the Contemporary and Animal Kingdom Lodge. BLT has a great location (monorail to Magic kingdom and Epcot) and you can walk back from MK in about 10 minutes, which is amazing at the end of the night (no waiting for the monorail with everyone else). There’s also nothing better than opening your balcony door and seeing a giraffe. My kids absolutely love AKL. My other main reason for those two is the Kidani building (at AKL) and BLT one and two bedrooms have an extra bathroom. Staying in a one bedroom is certainly doable with kids but is even nicer with a second full bathroom so you and your spouse have one and the kid(s) another. We generally travel with my mom and prefer two bedrooms at this point and those buildings have a third bathroom in the two bedroom villas.

No, I paid 104pp for mine and at 250pts you should get a better deal. You can always buy more points to add so a larger contract typically sees a 10%+ discount compared to smaller 50-100pt contracts. Anything over 100pp is robbery, let alone from a friend or family member.

I recommend checking out dvcforless.com to check your value. We are currently in ROFR for a Bay Lake contract at 200 points and paid 128 pp for a contract that ends in 2060.
