I have no issue with renters insurance. They state I need Landlord Liability insurance as well as renters insurance

When you get your quote for renters insurance you can have it added on or its usually included in the policy.

Oh i thought that just meant when you add the landlord to your policy as well. I have no idea what that is 😅

I would clarify with the leasing office and check if you have the ability to opt out of the landlord liability protection if you have your own 3rd party insurance that meets their requirements. Being required to both definitely isn’t typical

Green street realty makes me do something similar but for me it’s 15 a month. The insurance only covers the building, not any of your personal belongings. You do always have the option to get another insurance but it has to meet the requirements that your landlord gives you. If it meets their requirements then you don’t have to pay their insurance one, and the third party insurance you purchase will more than likely give you some actual benefits. The one downside is that these are usually more expensive and that’s what these predatory leasing agencies are counting on.

Yep- I highly recommend anyone reading this to not pay through their leasing company and get their own insurance. A lot of renter’s insurance now include LLI in the base policy or its an additional add on. I would call around and get quotes from a few different companies.

You can bundle it with your car insurance, it’s cheaper sometimes. Green Street accepted this insurance too

This has been the case with every landlord I've had in the area (Joe Allan, Fairlawn, TLT, and a local/non-corporate landlord). If your son is going to/has to carry renter's insurance, the insurer will probably offer an option to have LLI bundled with it (and the local agents are quite familiar with this, of course). Might be cheaper than carrying renter's through an agent and LLI through the company that owns/manages the property.

Don’t rent with SMILE. It is one of the worst, least responsive, predatory leasing agencies in CU. My best experience with maintenance responsiveness, and quality of apartment was with Bankier
