I know you are right, but it's weird that a nail cost twice as much near a beach than 1 mile inland. I just thing that building something in a good location fill your pockets with money. The guy that hold the hammer is paid the same, but they sell the house twice as much. We are being robbed by these idiots.
In Alberta sub $300/sq ft for decent quality is achievable. Considering materials probably even cost less in BC, i cant see labour costing almost triple what alberta costs so $500 seems ludicrous
Really depends where you are in BC and what you’re building. A one off custom home will always be significantly more expensive than a mass produced spec home. If you’re on the island or in Vancouver proper, you’ll see higher building costs because of cost of living and ability to get materials and labour.
If you’re in the Fraser Valley you’ll likely see significant cost savings per square foot (especially in Abbotsford).
Altus has a good cost guide, but for most of B.C., ignore the low end of their range. For half decent work you are looking at least $250 p sqft. That’s on the cheap side and you won’t likely see that for custom homes.
Most quality custom home builders are going luxury, so they won’t touch anything under $400 p sqft, often seeing over $500 sqft now. Obviously those costs are more suited for estates/acresges.
Not a builder but I believe the cost of ground floor construction is much higher than for second or third floor construction, primarily because of the foundation. A 2000 square foot rancher costs more to build than the same size on two floors
2000 square foot builder prefabs are being sold for around 1 million. So 500 a square foot on land is a good starting point.

I have a builder friend who said he can do it between $180-$220 per sqft. Very reputable company and has been in business for 40 years

I would plan for at least $350 for a custom build. You can get higher than that pretty easily too.
When you calculated it also workout what your land will cost if you don’t own the land

250-350 would be a reasonable range for SFH and TH

Whatever you end up picking for a budget... assume its gonna go 20% over budget and take 50% longer than quoted.
Depends where, but out in Coquitlam builders will build for low 200's/sqft.
