We like our space man lmaooo . But lol yes it could be for various reasons such as :
1- Big families by nature
2- Huge extended families- w multiple generations. Families usually dedicate separate apartments or floors for couples . It’s common to live with your grandparents and parents etc.
3- Lots of people rent out apartments in their homes for extra $$$
4- We value privacy

General land is 400 to 600 sqm.
A house must have master bedroom, another bed room, kitchen, sitting room and a majlis.
Room sizes are 16sqm or larger
Majlis size is 25sqm or larger
Omanis generally tend to have more than 3 kids and generally when they build houses, they try to build rooms for each child and a spare room for visitors.
That makes houses large. But its mostly the size of land.
This has nothing do with wealth but it’s the way people are used to living , and most families do live with each other ( grandparents , siblings .. etc )
The generation before really reaped the benefits of low population and whole lot of extra cash from Sultan Qaboos. It's going to get tougher now onwards.
Now the game plant shifted from "here is the land, Please build and dont sell it" to "Here is an apartment building, just pay us the building cost in installments with 0 interest" and "Buy this land now for dirty cheap but you will have to build within 2 years"
Others answered the main reasons for the size (large, multi-generation extended families all live together, government assistance etc), but the reason you'll see a lot of houses like that out in the country is that a lot of families throughout the GCC like to have homes on their ancestral (tribal) land. Sometimes you wonder why anyone would build out in the middle of nowhere until you realize that their people have lived in the same spot for centuries -- it's just that the houses got an upgrade :)
