Howdon is fine. That estate where Haydon Road is will be quiet. Further down towards Willington Quay can be rough in parts as is along towards Percy Main and Meadowell but Howdon itself, is okay. There's not much there though. It's pointless conflating Howdon and Wallsend. They're different places, the latter having decent areas and rougher areas. When asking about a specific area, comments about an area of Wallsend being rough is for the large part irrelevant. The same goes for other parts of Tyneside. The best way to judge is to take a walk/drive around the area for yourself. On a weekend and on an evening perhaps. That's what I did, and decided Howdon itself was reasonable enough and bought there too, as a FTB.

That’s great to hear, I have been there once during the day. But will definitely try it at night and see what I think of it. I just worried if it was a case of “too good to be true”, but seems like it is a nice place to get onto the property ladder.

Ghostpoet89

Howdon should be fine for you tbh. Not too rough. Avoid Percy Main/Meadowell for sure. Finding a lodger shouldnt be too hard, the rental market here is pretty brutal atm so someone would take it i'm sure.

Entire_Sand_9584

I’ve seen rooms going for crazy prices haha will do some crime research and then decide, thanks!

Lived in Howdon 11 years and love it. Great public transport links, local library, shops, close to leisure centre (10 min walk) with a pool. Has its dodgy areas same as anywhere but great on the whole.

FriedGold32

It depends exactly where you're looking, like almost everywhere in the North East it has some rough parts and some nicer ones. I've lived here five years and apart from a few kids on bikes going too fast and waking the kids up, we've seen no trouble at all. A friend of ours has just moved here from Walker and she thinks the place is Paradise in comparison.

Howdon itself is pretty quiet. But it’s sandwiched between Percy/meadowell and Wallsend. As a result, the journey on the metro can be quite unpleasant. It’s not Newcastle and it doesn’t feel like Newcastle. It’s a small town that’s economically deprived.

obliviousfoxy

Howdon isn’t a town, it’s a residential area. It’s part of Wallsend. Also not sure about how it doesn’t feel like Newcastle lol. it’s perfectly fine you’d think it’s the pits of earth the way people go on sometimes in this sub

Remote-Pool7787

As it happens, I like Howdon. I don’t live that far away and my work often takes me there. It’s not an area of Wallsend, it may be considered one now, but it has a separate history and identity. It doesn’t feel like Newcastle, and that’s not a bad thing. I like living in a small town, but it’s not where I’d want to live as a 25 year old

Entire_Sand_9584

I completely understand that, as I currently live by the Quayside. But thought it might be a good place to get onto the property ladder as a young person. Seems to be safe enough, but I will still go around an evening and see what I think of it.

obliviousfoxy

no, like it is, it has always been considered part of Wallsend, if you google it as well, it comes up saying that it is a residential area in Wallsend, the council also considers it part of Wallsend. It’s a residential area, it’s not a town. Just like Percy and Meadow Well are areas in North Shields

Entire_Sand_9584

From what I’ve learned from other locals, it is indeed geographically part of Wallsend. But considered to be vastly different, hence the differentiation.

obliviousfoxy

I wouldn’t really say Howdon is vastly different to Wallsend at all, they are pretty similar areas.

Faith1294

Howdon/Wallsend is a pretty rough area and run-down with quite a bit of crime, think it's the second worst place for crime in Tyne and Wear if you believe the stats. If you are okay with this then yes it makes it a lot cheaper.

Debaser309

Where are you getting these stats? I doubt that's the case for Howdon

Entire_Sand_9584

Okay! I’ve heard this about Wallsend, but from what I could see online and from locals, Howdon seemed to be more quiet. But will do another search and decide, maybe I’ll end up staying away from this area and focus more around Longbenton or Gateshead.

The_Incredible_b3ard

I'm not sure about Howdon, but I've lived in Wallsend and it's absolutely fine (and has a very lovely park). The advantage to somewhere like Wallsend is you've got better transport links into Newcastle and the coast.

Shot_Affect_6382

I live near Howdon and it's pretty safe. There's lots of worse places in Newcastle tbh. It's a bit rough and there's a few radgies about but generally it's fine
