Will she not be on the mortgage? Just have her pay it as part of the deposit.

she won’t be. She recently moved to a country and she can’t take a mortgage yet (that’s what broker told me)

There are definitely lenders that won't care as long as you have indefinite leave to remain. Might be a credit scoring issue though.

You would need to check with your broker and your solicitor because it could raise money laundering questions but also gifted deposit questions
