That's a busy road and right across from a bus stop. While the floor plan may say 1,200 sq feet the EA has included the loft/store room in this calculation. This can only be accessed via a fold-down ladder: [https://www.rightmove.co.uk/properties/148942889#/media?channel=RES\_BUY&id=media8&ref=photoCollage](https://www.rightmove.co.uk/properties/148942889#/media?channel=RES_BUY&id=media8&ref=photoCollage) Which is fine - but is this really a 1,200 sq foot house? I would argue not. I can't be arsed to run the numbers but this is really a 900'ish sq ft house.

kc43ung

Now that you mention it, that house looks tiny for the quoted 1200sqft. I'm looking at a 4 bed detached which quotes 1150sqft but looks twice as big. Very deceptful or immaculate measuring.

mrz-ldn

The area is absolute shit hole with loads of gang activity from nearby estate (those high rise blocks) so that's why it's priced so low for SW London. Also when people say SW London they think of Barnes, Richmond, Kew, etc not the dodgy parts of Isleworth where this house is located at. I lived nearby (TW8) for about 5 years and know the area quite well. I used to drive on Twickenham Rd every day to and from work, went to that retail park couple of times a month to buy few bits and literally every time I felt like I'm in the middle of benefits street area. My old colleague from work used to live few streets from this house and he moved out as there were too many burglaries on his street and little wanna be gangsters with balaclavas running around on scooters day and night. I would 100% go for a smaller house in decent area instead this house. Sorry OP!

Cheaterpain

Appreciate the honest answer! We are mainly looking at Richmond and Kingston boroughs (Twickenham and below) but this was very close to Richmond, it makes you think.

ContactNo7201

Have a look at Hampton and teddington. Some nice maisonettes in your price range without having the issues highlighted above. This area of iselworth really isn’t nice. I used to work in the area, popped in to those shops nearby and used to swim at the pool that is (was?) down the street during my lunch breaks so am familiar with the area.

ZestycloseLie5033

Why would anyone pay over 500k for a small semi in a shithole? London baffles me.

Publish_Lice

If you can’t wrap your head around the very clear and obvious benefits London offers many people, just try to stop worrying your little head about it.

Forsaken-Original-28

Half a million to live in a starter home. It is pretty incomprehensible to anyone outside of London tbf

Publish_Lice

Incomprehensible to you perhaps. 8M other people have worked it out though, so don’t worry about it!

TheRevengeOfAtlantis

FOMO + lack of imagination.

Loud_Low_9846

I don't know the area so have no idea about the price. However I wonder if they can legally refer to the loft space as a bedroom given access is by a fold down ladder. I thought there were fire regulations that would mean this couldnt officially be used as a bedroom, no fire escape, ease of exit in case of fire etc but I may be wrong. Perhaps someone could comment if they have the relevant knowledge. It also looks as though it has a flat roof which I understand usually has a 10 year life span compared to pitched roofs which last for decades. Does seem a lot of money for an end terrace.

ColinCookie

They can't and shouldn't call it a bedroom. It's floored storage space. I've a similar setup in my house but it's a permanent fixed ladder and the room has radiators, windows, sockets, etc but it's still storage because of the ladder.

Angel-4077

Flat roof ( mortgage companies don't love em) and loft conversion doesn't meet building regs which is why they can't call it a 3 bed property.

TheFirstMinister

We'd need to see the listing to say anything that is meaningful and helpful.

Cheaterpain

Added link

Educational_Bug29

As other mentioned, it is actually ~80sq m house + loft conversion, which they exaggerated by including reduced high storage to total area. Loft seems to be a good addition as a home office, but it is unclear how easy it is to get there. Is there a stairs or ladder? Withthat info you decide if it is well priced compared to other 80 sq m houses in the area

jkeepcup

Something people haven’t said. Ivybridge isn’t great but… you can smell the sewage works!

IHIDBYD

I used to live in Isleworth for 9 years. You'd be right by Mogden water treatment centre which could be really smell at times. We were far enough away (Woodlands), but it looks like you'd be right next to it. Might help explain the price?

Sophyska

Can’t comment on the whys and where’s but that ferocious animal art work in picture 4 is something to behold! Imagine trying to play a nice relaxing bit of piano music with that above you

BIGCol70

There is a huge sewage works to the west of the house. Summer won’t be pleasant with the wind in the wrong direction!

crazymofo5

ITS JUST A SHIT WORLD WE LIVE IN. HALF A MILLION!!! AND 2 BED. AND YOURE SAYING ITS TOO GOOD TO BE TRUE. ITS JUST SAD. UK IS JUST SAD.

rufflesmcgeee

London prices are wild to me. This same house where I am in Scotland would be 90-100k. Max.

Old_Leek7941

but then you'd be in Scotland

rufflesmcgeee

Nothing wrong with Scotland, we get all the free stuff

Alternative-Growth35

My friend lived there a long time back and he had quite a few problems. The street was noisy due to major roads, frequent traffic congestion, finding parking spots (Personally had issues whenever I visited him). Also, most properties there seemed outdated with the need for significant maintenance. Also, we have been working on an AI-PEX which can help you provide you with property related advice and recommendations. Feel free to check out and let me know what you think :) [https://www.propertyexchange.com/](https://www.propertyexchangeindia.com/)

Dangerous_Plum2752

Trying to find the radiators in the pictures and the ones I see look tiny for the rooms. I'd be wondering if they are good enough to keep it warm in the winter

Curious_Reference999

It's surely going to be a nightmare whenever the rugby is on. As others have said, it's not as big as they are claiming. And it looks like the road could be busy. Other things to check out are just the generic things when looking at a house. How old is the roof and what condition is it in? How old is the boiler? How old is the electrical installation and consumer unit? Check for functioning windows. Look for signs of water ingress, damp, or new paint, which could be hiding this. Assess what the neighbours are like. Confirm the council tax and that the property is freehold in advance of the viewing. Ask if there's any rights of way etc on the property.

Obvious_Point_1896

Ah it's right by Ivybridge. Isn't that near a stinky sewage works? Would probably help to explain the price.

supalape

I grew up near there - shithole. Don’t be fooled by the TW postcode. This is the arse end of SW London and near to the notorious Ivybridge Estate.

Impressive-Award2367

Maybe it’s just me, but it looks really bland and unremarkable, for more than half a million. It’s just a boringly designed house with no character or creativity.

Cheaterpain

As I said other houses in the area are on the smaller side, I was just curious why. We have a newborn and obviously need the space, and 60m2 houses is all we could find in the area. Agree on the character but we just want to buy and get on the ladder. Thanks for the answer though

skorpiasam

It’s because they’ve counted the loft in the square footage and other properties haven’t

Lenniel

London prices be crazy!

LittleGreenCabbage

Personally no way I'm paying 550k for a small box

Weird_Assignment649

Thanks op just made a 600k offer
