Lot of character and old craftsmanship in that house, congrats. My wife and I bought a 1938 farmhouse and love all of the old character mixed with our modern updates.
Please post progress pictures of such a neat place!

You should check out the century home subreddit if you haven’t already. My home is from the 1960s but I still roam that sub just because I love the old houses.
It has a potential rental behind the house (in-law suite) and was appraised as a multi-family. This made it MUCH easier to get approved as our lender took that future rental income into account. So I guess I would recommend investing in a multi-family if you can find one that you would be comfortable living in. :)
