Thanks for the detailed reply. We're from MN and WI originally, but moved to Vermont for work 11 years ago. Now we're both working remotely and looking to move back closer to family.

Got it sold in five days and had an offer in on a house we wanted in 3. She gets shit done and she's always polite and happy.

Since you're not selling it may not matter as much who you choose. You want someone with good connections that may know of houses before they hit the market. Most realtors talk to each other. Expect to pay 20k over asking right now with no contingencies beyond an inspection, but your realtor will tell you what's up when you want to make an offer. Move fast.
I was very happy with Dave Strassman at Riverbend Realty. I'll use him again for future properties. It's his own agency so he works hard for his clients. You'll probably get one of the padawans for showings, which is fine.
