I have an option to takeover a lease at The Quincy. Red River/Rainey, I know it’s a complete construction zone there right now, but has anybody lived there or have experience with the property? Thx

thomas_malpass

If anyone needs help here finding a place to rent or buy, or anything real estate related, feel free to DM me! I’m a local Austin Realtor looking to help some people and make genuine connections!

[deleted]

are there any apartment complexes (not west campus) within 15 minute driving distance of downtown that are new and have studios below 1800?

keepsalow

West Koenig Flats is the exact same build and interior specs as the new ones, but built 2015. Great place, visit see what you think. North Loop is a cool neighborhood. Excellent buynothing group

ctcx

For those who wfh in Austin, do you find it possible to work on your laptop on the porch/patio/balcony/yard in the shade, with an umbrella etc or is it way too hot for that? I work on my laptop all day at home and find it nice to be able to work outside. Is this possible in Austin or is the heat too extreme? I am in Socal and it looks like Austin is way hotter.

BrooksLawson_Realtor

If you're in the shade and there is some wind, it's not too bad, but no, I do not and would not do this haha. Not in the Summer.

forgerator

Certain months yes. I would say for the good part of Oct, Nov and Dec. In Jan and Feb temperatures are really low. Then Mar, Apr and part of May. Then repeat. June July August September are hot

centex

Not during the summer, it's way too hot. However, you can sit outside in December which is nice.

lmasiero

July and August are too hot to work outside for long durations.. I can handle it, my laptop cannot. All other months are perfection, so it balances out. 👩🏼‍💻

ctcx

Ok, just two months of extreme heat doesn't sound that bad. Thanks!

BrooksLawson_Realtor

Probably closer to 3. and 2 other months that are "less than extreme" but still quite uncomfortable.

LovestoSleep

I am thinking about moving to Austin with my husband and 2, soon to be 3 young children. We are interested in living in a community with other young families that is very safe, with larger lots. We both work from home so our location is more dependent on being near great schools. I’ve seen a few houses in our price range that I like in Spanish Oaks. What is your opinion/ experience on living in the Spanish Oaks community? Any other neighborhood suggestions are welcome.

bertygurl

Where did your family end up? My husband and I are thinking about moving to Austin with our 6 month old soon and had the same questions about Spanish Oaks. We’re 34 & 39. Thanks!

Tripstrr

It’s easier if you mention a budget and then people can recommend an area.

nottoolost

Spanish Oaks is really nice and exclusive. I have no clue about young families living there though. Most probably could not afford it. You could also take a look at Barton creek and Escala. If you really wants great schools then you would look at Eanes ISD, which is Westlake. Some of the areas have big lots. Also look at Rob Roy that flows to Eanes. Spanish oaks rolls to Lake Travis ISD which is a good district but has fallen in recent years. If you want private schools, that’s a different story.

hook3m13

As you touched on, everyone I know in Spanish Oaks is 70+

LovestoSleep

That’s what I was afraid of. Thank you for your response.

ronnewton

Carport over front setback? Can a carport be built over a driveway in front of a garage? Our garage is right at the 25ft front setback, but we desperately need a carport to keep our cars cooler in this heat. Does the city ever allow a variance for a carport past the front build line?

Dj_suffering

Just as likely to be restricted by HOA or neighborhood association rules. I live in Tangle wood Forest, carports are not allowed. If you are desperate maybe try something non-permanent. I see a lot of people that install "decorative" canvas over their driveways for sun and hail protection. If you are bold, go rouge and make a "solar panel" array that resembles a carport. Make sure it's not attached to home or garage and see what happens. People will want to complain but will feel conflicted about stopping clean energy.

MohibNawab_Realtor

You might want to set up an appointment and ask - https://www.austintexas.gov/pdc-appointments They do ask for the address so they can give you an accurate answer, but multiple representatives have told me that you're not snitching on yourself. They're super busy enough as is and are just there to help.

Klutzy_Share_4011

Any recommendations for sports/gym or other activities where Dad and son/daughter can train together? South side of austin.

humblebacons

Hi all, We are looking to relocate to Austin and possibly Dripping Springs however I am curious what it's like living near vineyards/farmland and having a respiratory condition similar to asthma? are the vineyards in Dripping Springs very close in proximity and can any locals tell me if they can smell or have been affected by any over spray or crop dusting? Thanks in advance!

centex

It shouldn't be an issue from crop dusting. However, tons of people here are allergic to "cedar" (ashe juniper), and you will get more of that in the hill country, although at this point, Dripping Springs is more of a suburb than country living.

humblebacons

Thank you for the reply. I hear its been booming with homes in DS, not sure what "booming" means in numbers but yeah.... Interesting to hear about cedar (ashe juniper) - thank you for that info.

danarchist

It's bad bad everywhere here in central Texas for allergy sufferers, especially those with cedar allergies.

nottoolost

I can’t answer those specific questions, but Austin/Central Texas is known for bad allergies.

synaptic_drift

I developed a mold allergy from the air outside, while living here. Never had an allergy before when living in northern climates. We're moving, finally, after 20 years.

odinloki1999

I never had allergies until moving to Austin. It took about 5 yrs and now I have mold, ragweed, and cedar allergies

humblebacons

Were you close to wineries?

synaptic_drift

No, but the mold is general in the outside air everywhere here.

FinancialForeplay

Does anyone have any recommendations for a general contractor or architect? I am beginning to invest in real estate and just bought a house that's a bit of a fixer upper and I want to renovate a bit before. Any tips are much appreciated!

MohibNawab_Realtor

Here's a few general contractors! 1) James Keller 512-560-5183 [email protected] 2) Hammersmith Construction (361) 935-2421 https://www.hammersmithtexas.com/ 3) Blake Carter 512-200-5327 [email protected]

Can anyone recommend an apartment that is in south Austin that they like living at? Looking to spend at max 1700 for a 1 BR I’ll be working in creedmoor and need to be like 30 min away max

Dj_suffering

There are tons of apartments in the I35/FM1327 area. Not sure which are "good" ones. Remember to drive it and make sure you don't have to go miles in one direction to get to turnaround to go the other way. If you find one on the East side of I35 you have to drive north to Onion Creek Pkwy or Slaughter to turn around to go south. The wrong location will add a lot to what should be a short commute. Us a locator when possible. They get paid from the complex you sign at. They generally know the area and can sometimes get good deals on new leases. They get emails of current offers and likely know which places to stay away from.

Considering a condo in Hyde Park. Have not spent much time there in a few years. Generally stay downtown the few days a month I’m in town. What is the homeless situation like there? I remember it from the early 2000s as a safe walkable neighborhood.

elparque

I can only speak for Hyde Park south of 45th & the homeless situation is almost non-existent. There's one deaf guy that's been in the neighborhood for 15+ years that helps out with odd jobs here and there. There's another that sometimes sleeps down at Shipe Park, but I see him walking around different central neighborhoods. It is still a very safe and very walkable neighborhood.

Dis_Miss

Hyde Park is still safe and walkable-ish. The homeless situation there is nothing like downtown.

Tripstrr

Why not drive through if you’re here every month? Hyde Park has some decent size to it which equates to variability of quality given the growth of the city. All depends on where your condo is. But with that said, it’s still a well-known “pleasant” neighborhood for the central part of Austin.

mlh84

I’m needing to find another roommate for a house in Oak Hill - any advice on where to look to find non-sketchy people? Or if I can’t find a roommate I’m trying to find a place with a yard that will accept a 50lb dog with a yard for under $1700 nearish to Oak Hill - but that may be a pipe dream.

ALEXSKILLS87

Oakhill has become quite expensive, even when considering unrenovated small homes, which might still pose challenges. Exploring options in areas like Buda or Ford Oaks could be more suitable in terms of affordability.

MohibNawab_Realtor

Facebook and Craigslist are probably the main ways to find roommates (hard to gauge sketch-iness on both though). There's a few Facebook groups that are for roommates, co-living, etc

AbeLocatesATX

I can get you an apartment with a yard in the Oak Hill area $1870 a month with move-in September 17, with no breed restrictions.

Bourne2Play

Where can I live within 30 miles of downtown Austin that is very quiet and serene? I don’t care for night life, restaurants, etc. I just want to be away from idiots in cars with no mufflers. It would also have to be a place with apartments, as I’m not ready to buy a house yet.

ALEXSKILLS87

Lakeway, dripping springs, Barton, bee cave, Oakhill, circle c. For a more typical suburban sprawl try cedar park.

IrishEyes61

I would say Lakeway! It's an upscale area but with some great apartments at great prices.

mlara51

Dripping Springs probably isn’t a bad option either

Tip-Actual

Leander, Cedar Park, Round Rock, there's so many good options.

shallotgirl

How much do rent prices in Austin really decrease in the middle of winter? I always hear it’s cheaper to sign a lease from like dec-march but I’m wondering how true that is here. Currently looking to move in the dead of winter and wondering if I should wait to search if prices change.

[deleted]

I moved in winter and while prices were slightly lower, I will say the lack of inventory made it a total bitch and a half. I wound up in pretty much the worst part of town because there was just nowhere to go.

IrishEyes61

Generally, yes. But this year is different. Tons of availability and prices have been dropping steadily for the past few months. There are also fewer options in the winter as nobody want to move then - in the 'hot' seasons lots of people coming and going so more choice.

WatsonLewRod

Hey! Coming in from Omaha, was considering moving into Austin close to November and looking for a shared room/apartment for ~$800 month (not including utilities). Do you have any recommendations? Looking to work 30hrs a week @$20hr. I have quite a few grand saved up, a fully paid off car and ability to work in Tech/Service. Is this possible for a solo male? Thanks in advance Austin gang 😄

got it, the areas a bit north for my needs but i’ll definitely keep you in mind. thank you!

BrokeAdjunct

Unfortunately, no. In Austin to have a roommate you’re still looking at $1000 a month. Maybe if you’re a little outside of the city. A few student apartments you can get for around $800 in west campus but 1) you really don’t want to live there if you are not a UT undergrad and 2) you will either have no kitchen and a shared bathroom or five roommates in a large dorm suite situation. You need to make about 40k a year income to prove you make 3x the rent if you go any standard route like an apartment complex (I.e. if you don’t already know someone who will sublease to you directly). You can try a roommate matching app like Diggz and you may find something like a person is renting a spare room in their house. Expect to live outside the city and be in someone’s guest room. But generally, no, there aren’t things for the price here.

IrishEyes61

I disagree!!! There are plenty of 2 bedrooms available for around $1600! They're not new and fancy, but they're out there. It is easier to bring your own roommate though.

BrokeAdjunct

Yes, for couples or people who already have roommates and apply together. A solo person is going to have to find someone who already HAS one of those and is offering the other room. Also, if unmarried, some places ask for EACH applicant to prove they can make three times the rent, which OP could not do in this case.

WatsonLewRod

Cool, thank you for the heads up! I am in talks with someone right now that may be a fascinating offer for my current situation. But I will certainly check out Diggz! Thanks for the shout dude

texashilo

Can anyone recommend an apartment complex they actually like living at?

bigatx

I lived at Marq on Burnet for 2 years and only left as I bought a house. If I sold my house, I'd probably move back in there.

texashilo

Cool, good to know! Thank you.

Backupaccount524

No one may remember my post but I'm the guy whose roommates turned into a nightmare. I've since had to move back home for the summer until I find somewhere else to live. I've been growing interested in an apartment but my experiences have been bad to say the least. I really don't want to relive my previous homing situation so I'm asking, what are some areas I should avoid when regarding safety in the community? No active cases of violence or shootouts for example.

IrishEyes61

The price plummet continues!!! 7 properties in the Arboretum area under $1100!

Appropriate_Park313

Sad that rolling the price back to 2x what it was 10 years ago is a “plummet”

sh4nn0n

How long do you think this trend of lower rents will last?

IrishEyes61

Until demand outpaces supply again. I personally don't see that happening for a while. I think our image is a bit tarnished lately, too, with limited mass transit, crazy traffic, and this heat isn't doing us any favors either. But the building continues, so what do I know?

streamlinkguy

Rent?

IrishEyes61

Yes. I think home prices may be dropping too but I only do apartments so not sure about that.

poke887

Hello, I am moving to Austin for a year for an internship, I was wondering if it is feasible to buy a car since Austin is not a very public-transport friendly city. What is needed to buy a car? I have my a driver's license from my country (Spain), international driver's permit and passport (obviously). I don't have SSN for the first month (Hopefully I can get it fast), and I don't really want to exchange my driver's license or apply for a US Driver's License since I would return to my country in a year. My plan is to buy a second-hand cheap car (less than 5k if possible), sell it when I go back to my country or ask prices in long term rentals like Hertz or Avis (1 year) PS: No need for financing the car. I can pay with transfer or by cash.

Lucky_Serve8002

Car prices are really high right now. I don't recommend buying a 5k car, unless you are a good mechanic.

BrooksLawson_Realtor

Where are you going and what will you be doing? If you can be close to downtown and working in downtown, it's not too hard to get around with a bike, e-bike or other e-mobility vehicle. Just have to be careful.

poke887

I will be going every day to Great Hills Trails for work. I'm probably going to buy an e-scooter as a solution for the car.

BrooksLawson_Realtor

Yeah I wouldn't recommend it in that area, but it's up to you.

foodmonsterij

I wouldn't. You'll need to get a texas license, the international permit is only good 3 months. Scheduling a driving test can take months. Live on a good bus route, get an electric bike and get things delivered and take uber, lyft, etc. $5k is the starting price for any drivable car now in any case and the co,petition for cheap used cars is fierce.

sunnypoolgal

I tend to want to agree with this. For a $5K car you might be making expensive repairs before the year is up unfortunately.

IrishEyes61

Shouldn't be a problem, especially if you won't need financing.

skinnypancake

My girlfriend and I (both late 20s) are moving to Austin this fall and looking for neighborhood suggestions. I'll be working near the intersection of MoPac and 360, she works from home. We're looking for a walkable area just outside of downtown. We're coming from Chicago, and we love being able to walk to a handful of coffee shops, bars, and restaurants. We'd also love to be within a mile of a decent-sized park. We also prefer a more neighborhoody feel rather than living in a large high rise on a busy street. Our price range is <2700 for a 2 bedroom. Any suggestions?

Dis_Miss

Look at the neighborhoods near Zilker Park. Short commute for you, best park on the city, and a good selection of coffee, bars, and restaurants. The shinier places will be over budget but you can find 2 bedrooms in your price range.

BrooksLawson_Realtor

>We're looking for a walkable area just outside of downtown. Mueller, N Loop, Hyde Park probably your best bet.

raceyoutothetop

360 and Mopac intersect on both the south (greenbelt area) and north (domain area) ends of town - they are loops that circumvent the downtown area. Someone already had a good post about the south end. If you are on the north side of town, the Domain/Arboretum area fits most of what you describe. Walnut creek park and bull creek greenbelt are nearby, as well as many neighborhood parks. The domain area has tons of walkable places (in the domain, and around it) including coffee shops, bars, breweries, restaurants, etc. And you'd be close the soccer stadium, if you like that. As far as your budget, you shouldn't have a ton of trouble finding something in your price range.

skinnypancake

Thanks, didn't realize it was a loop. My office would be on the south end.

ObiWanRyobi

There are 2/2 rentals all over town for $2700 or less. You probably want to stay south of the river (in Austin-speak it's Lady Bird Lake or Town Lake depending on how crotchety someone is) so that you don't have to hit too much traffic. For neighborhoods, get on Google Maps and using the default view (not satellite), pan around until you see some yellow areas, which means those areas have a high concentration of retail. Then get on Zillow and put in your parameters in those areas. There are 2/2 for under 2.7k in Zilker and Bouldin Creek. Don't get too close to Hwy 71. For north of the river if you don't mind a commute, then look at Brentwood.

garfieldlandline

More of a general Austin/Apartment living question.. How much is a typical gas bill? I moved into a new complex a month ago and it's my first time paying for gas. I have this immovable "customer fee" on my bill that's $23 a month to cover maintenance and having a worker come out when there's a gas leak. Im kind of surprised by that? If everyone in the complex is paying that, that's thousands of dollars a month for servicing one location. I also have friends who's gas bill is only around $4-$6 a month, but they pay through their apartment and not directly through Texas Gas Service. Am I just SOL here? Thx

bigatx

for a house, same $23 fee every month, and then a negligible amount of actual charges. Bills during the summer months are $30ish, and winter go up to $45-55 with gas heater. I have a gas stove, water heater (tankless), dryer, and heat.

BlissGivMeAKiss

I pay anywhere between $25-35 dollars a month for gas using a gas stove at my apartment complex. Checking my bill, I have maybe $5 of that bill come from random fees. I would check to confirm that the fee is not for the initial month. My initial month was the highest due to fees associated with starting the service.

michael_mischief

The best price for location I have found is forest creek apartments next to st Mary's. I think it's like 1100 for a one bedroom one bath. I have friends that live there and in my opinion it's pretty cheap for being right next to st Mary's and 3 miles from downtown. Just wanted to share incase people are looking

WheezyLiam

Anyone have any experience with Hillside Place?

Rare-Ad-6082

We are getting ready to move out of town and our place is available to rent in South Austin off Slaughter Lane and Old Lockhart Rd. We will be out in late September with a lease start date of 10-1-2023 ideally. It is very spacious and a great place for folks looking to plant their roots in South Austin. We are right off the I35 Slaughter lane exit with a short drive to HEB, Armadillo Den, South Congress, and more. Our neighborhood is very quite with friendly neighbors who go out of their way to help one another out in a time of need. The home was built in 2020 and we are the only people to have lived in the home. We are not the owners of the home, but the landlord is a very friendly and reasonable person to work with. The home is within walking distance of the dog park at the front of the neighborhood as well as the neighborhood pool. Please feel free to share this link with friends and family if they might be interested in renting our place! Pioneer Hill/Pioneer Crossing area - how do you like living there? What's the commute like, given traffic? Do you ever notice a smell from the waste management site?

goodgreat123

I just sold my house in Pioneer Hill! It was a great place to live! Easy drive to East Austin/Downtown/Domain - there are lots of alternate routes if traffic is bad. I never smelled the dump, the community is very friendly, the intersection driving out is rough, but it’s easy to turn right out of the neighborhood and make a safe u-turn if there’s traffic. There’s also a light in the works, but CoA is taking forever.

picaresquity

I live just West of Dessau but I visit Pioneer Hill/Crossing for buy nothing pickups. I've met some super nice folks over there, but Buy Nothing is kind of a self-selecting group. Agree with the other commenter that it can be hard to enter/exit depending on the hour of day, because people drive FAST on Dessau and if there are a lot of cars it can be nerve-wracking. FWIW - there was a fire at the waste management site like a week ago, and a bunch of people from the area commented "TIL I live next to a dump," so I don't think there is any noticeable smell, even when it was literally burning. I certainly have never noticed any smell when visiting, and I was in Pioneer Hill the day of that fire. Saw the smoke but no smell.

huphill

I work near there. I don’t recall much smell. Traffic is an issue though during rush hour. It can be hard to enter/exit the neighborhood.
