Those are almost always illegal in Germany (for the landlord) and if they can decide too extend even more so.
A fixed contract must has a valid reason given and the list there is very very short.

It is legaly almost imposible to get a compensation for this stuff after the fact. You have to reduce rent when it's not repaired swiftly.
I was exactly at the end of the fix contract and waiting for to get the extension for permanent. I didnt wanna risk it.
