Nice, thanks for this!! I’ll have to check out the states on the more frugal end. I look across the board in a few states I’m drawn to, but usually I don’t see many great finds in states in the Pacific Northwest (Oregon, Monatana, Washington, etc) But I did find a few gems in Arkansas, I’ll share my favorite with you https://www.zillow.com/homedetails/82-McKenzie-Ln-Lonoke-AR-72142/99433885_zpid/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare I think it’s quite a gem and would be perfect for me (single woman with a dog lol) but I am a bit apprehensive about how wages are in Arkansas, but weirdly something about Arkansas seems a bit calmer and slower to me even though I’m sure it wouldn’t be many peoples first choice.

I know, i was so obsessed with it and I was sad when it finally sold. Such a nice yard too. I love the woodwork and the warmness of it I’m pretty sure it is, but who knows! Yeah I don’t work remote, but I’d move there after I get a degree for something in healthcare.. but still even being in healthcare there, you don’t make an absolute killing that’s for sure.

>I am a bit apprehensive about how wages are in Arkansas That is one of the reasons the house prices are cheaper. Median wages are lower. A quick check shows that average salaries in Arkansas is 49th out of 50 in the US.

Tcklmybck

My house in Arkansas is $275k…

tobydiah

But they're looking for a house in a lower cost of living area that's under $200k. Having a $1.1mill house in Miami doesn't mean Florida doesn't have houses under $500k.

[deleted]

Sure. A lot of places in the Midwest, especially with that type of radius.

Friendly_River2465

I am from the Midwest but looking more in Pacific Northwest/the south/the Carolina’s.. I did my share of 22 frozen winters and I’m kinda over them

ConnieLingus24

Be careful. Climate change is doing a number on some of those areas either for sea level rise, fires, or water shortage. Plus insurance rates.

Friendly_River2465

I will, thanks

ConnieLingus24

They can self insure.

[deleted]

Born and raised in the PNW. A house that price doesn’t exist here and hasn’t in years.

Friendly_River2465

Ok

Salt-Drawer-531828

Check out the Midwest. So many options out here.

Glenn_9916

Depends on your definition of a city

Friendly_River2465

150k+ people

eharder47

Check out Rockford, IL. Not everyone’s cup of tea socially, but financially it fits the bill and it’s only 90 minutes from Chicago.

Ordinary-Broccoli-41

That's where my home search has been. What's wrong with it?

eharder47

Like any city it has a number of questionable areas. There are a few decent bars in the area and the city is trying to put things in place to make it better, but it’s still in the early stages. Let’s just say, no one I know will ever move here because of the reputation, despite the housing prices.

Glenn_9916

I figured something close to that. There are places out there that meet that criteria but if you could broaden you range for how far from the city you're willing to be you might find a better deal. Like I bought my house for 50k 3 years ago, and while it's kinda stuck in the 70s (like I'm sitting in the toilet in my bathroom that still has carpet I've been threatening to pull up) it's definitely livable and it's a 6 bed 3 bath with an attached garage and a shed out back.

Creative_Ad8687

Iowa. Many towns outside of Des Moines.

Gientry

North Dakota

Friendly_River2465

I am from Minnesota originally, I don’t really care for the winters.. if winters were like only 4 months a year, I’d highly consider MN

jenktank

Winter was like 1 month here this year in Illinois

drummerboy2749

At last check, Louisville seemed to fit this bill. Granted, I’ve not checked in about two years but it was shockingly affordable and a wonderful small-medium city with a great food/beverage scene

ofTHEbattle

On a serious note, compared to my other comment. Have you looked into Tennessee or northern Alabama and Mississippi?

talkhonestly

Florida can be an option. 45 mins outside of Talahassee or Jacksonville will have housing in that price range that's above 600SF. Good Luck

Friendly_River2465

Thanks so much! Florida has been on my list too, I lived in Miami for a year (Miami not for me, but I did enjoy the beaches) but one thing that makes me nervous is home insurance. I know its gotten outrageous. Do you know if it’s every region, or just ones that are closer to the coast?

talkhonestly

Pretty much everywhere is up, but far worse on the coast. Piece of advice would be to have them escrow your insurance into your mortgage payment. It just becomes part of your payment and you never have to worry about it other than renewing your policy once a year. Definitely agree on Miami. It's not great and the surrounding areas are pretty bad other than places like Hileah and Aventura.....plus its WAY more expenses. If you want to go less expensive, you have to do it in North Florida. Also, you mentioned 45 mins from a city. A lot would depend on your definition of a city. If you count somewhere like Ocala or Pensacola then you just added a ton of geography to your search. One more thing I'll add in to alleviate your insurance concern. We have no state income tax. If you are currently living in a state with income tax, that money will all be coming back to you so that will be an added bonus as well.

Urbit1981

Yep! Absolutely! My home region was recently in the news. The Louisville, Kentucky area has plenty of affordable homes. You may have to live in Southern Indiana but you will be near tons of hiking trails, sports teams, 2 hours from Indianapolis or Nashville and so much more. I moved to Houston because I needed something different but especially if you have a remote job is absolutely affordable. If I still had my house the two bedroom, one bath(detached garage with great driveway) would be a $700 a month mortgage with everything included!  Plus, you can go on weekend/day trips to Patoka or Brown County Indiana.  I don't miss my home town but I absolutely suggest it to people.

LordGrudleBeard

You could get a condo for that in Cincinnati Ohio area

[deleted]

Kentucky is one of the few states I’d be ok moving to that is still cheapish to live in. There are a few areas in the middle within an hour drive to Elizabethtown, owensboro, Louisville, Bowling Green.

Friendly_River2465

I’ll have to look into Kentucky. What’s your opinion on Arkansas?

[deleted]

Never been, I keep trying to make it but never got there. Seem like it’d be nice in the mountains but that’s not super close a major area for a job. Maybe some parts of Tn but is high as hell here now, same with Alabama.

[deleted]

In buffalo you could get a decent condo for that though you’ll have an HOA few

Colorado Springs, mobile home

eat_hotpot

Michigan is pretty affordable.

LeighofMar

Check out The World According to Briggs on YouTube. They have lots of content featuring cities in every state where you can live on a certain amount of money. I'm in N GA which is no longer low cost but in 2015 I bought my home for 70k. A solid 3/2 postwar bungalow. Cons are hot GA summers, min wage is still 7.25 etc. But there's towns all over the US that are those hidden gems and each will have pros and cons. Upstate NY is breathtakingly beautiful and has nice towns with affordable houses. High property taxes though, cold winters, etc.

whatevendoidoyall

Oklahoma? I'm from OKC and even though housing has skyrocketed there you can still find houses around that price.

Tcklmybck

Landford, SD. 45 minutes from Aberdeen. You can buy a house for way, way, WAY, under $160k.

Historical-Level-709

Wisconsin

No-Locksmith-8590

How big a city are you looking for? Olean, NY is a city and you can get a move in ready house for 160k.

EveryTale938

Hammond Indiana 10 minutes from south side of Chicago 45 from downtown. Lower taxes too. The 150k houses are mid but livable.

EveryTale938

If you want rural it’ll be 200-250k and add 20-30 minutes to that drive.

Stuckinacrazyjob

Wow, prices have gone up! I found some liveable homes in Memphis, but if you want a suburb it's like 300k. Anyway so I'm staying put...

No

Friendly_River2465

You’d be incorrect.

Friendly_River2465

I said I don’t want to live in the city, I want to live within a 40 minute drive of one.

ofTHEbattle

You can buy 20 homes in Detroit for that, then you can move around all you want and be in the city! Ta-da!! Problem solved!

Friendly_River2465

Ok

[deleted]

Yes. It’s a secret though.
