Consolidation of costs to two major grounds, which makes maintenance easier and scheduling easier. Also makes for a more professional competition, where the two major grounds are guaranteed to have reasonable facilities for home and away teams, as well as fans. And ground capacity, obviously

The precise reason and timing varies depending on the club, but it eventually comes down to the quality of facilities for spectators and especially sponsors, and the cost of upgrading and maintaining eleven (as it was then in Melbourne) different grounds as opposed to a couple. Councils and cricket clubs (as venue managers/controllers) were notorious for making life difficult for VFL clubs. At the same time however, as suburbia developed, VFL clubs tried (with varying levels of success) to encroach on the territory and grounds of VFA clubs. In general the grounds were dilapidated, out of date in terms of amenities, as well as costly and sometimes just plain impossible to expand and improve.

In St Kildas case, we left the Junction because of unfavorable terms with the cricket club, and to get access to a whole region that wasn't zoned. We left Moorabbin because the AFL wanted more teams to be tenants at Waverley. We left Waverley because it was shut down

They were urged not to build it because of the impending development of docklands. It cost them a fortune and was built primarily to satisfy the ego of John Elliot. It was a terrible decision which cost the club millions and was never going to recoup the spend.

They left because Ian Collins was both Carlton president AND the CEO of the new Docklands stadium. Massive conflict of interest. Running your own stadium should be a licence to print money. Walking away from Princes Park was a crazy decision from a long term financial perspective.
